The Area Manager is accountable for the supervision of the on-site staff and property operations as well as ongoing compliance of LIHTC program rules and applicable federal, state, and local laws and regulations of their assigned portfolio.

Job Description:

  • Reviews and approves weekly report on property leasing activity and status of conditions and notices.

  • Ensures that lease files are processed promptly and are complete and, after proper review, ensures that tax credit paperwork and leases are executed properly on approved terms.

  • Confirms that all rents are collected when due and posted in a timely manner. All 30/60-day notices delivered at approved amounts.

  • Supervises Managers to make sure they bill damage charges to residents when known.

  • Assures eviction process is followed as required for delinquent rents.

  • Reviews move-out paperwork to assure proper documentation and completion.

  • Approves purchases of supplies and services from approved sources, at fair prices with budget limitations and cash availability.

  • Works with vendors and contractors to schedule work. Reviews and approves all billings, vendor relations and certificates of insurance.

  • Responsible for supervision of site manager to assume timely approval (or protest) and submission of all invoices to the Corporate Office for payment as soon as possible to avoid late charges.

  • Trains, motivates and supervises all on-site staff in order to achieve operational goals of assigned property. This includes new employee coaching, annual performance reviews, review and approval of time sheets, instructing and advising on-site staff on employee procedures and guidelines.

  • Attends scheduled corporate management meetings and is an active Leasing Committee member.

  • Reports all liability and property incidents to the Corporate Office immediately.

  • Travel within the New Mexico area is required.

Certifications:

  • New Mexico Real Estate License is required.
  • HCCP recommended.
