Job Description

The Regional Manager (RM) must be able to work independently in a fast-paced, ever-changing work environment. The Regional Manager ensures the assigned portfolio is run in an efficient and customer-service driven way. The RM will protect, maintain, and enhance the value of the portfolio whenever and wherever possible. This is a full-time position requiring long hours and a strong dedication to our residents. Some evening and weekend work may be required. A valid driver’s license is required along with the ability to travel to properties for oversight, training and meetings.

Job Requirements

· Hires, trains, supervises, develops, and terminates the on-site staff.

· Provides overall direction and support to the staff, on a day-to-day basis.

· Analyzes monthly financial statements and prepares annual budgets to maximize the financial performance of each property.

· Ensures the portfolio is in strict compliance with the rules & regulations of Section 8 and LIHTC programs.

· Oversee each account to ensure marketing and leasing is conducted according to Fair Housing Laws and regulatory requirements.

· Ensure residents are in compliance with the lease and the property’s rules and regulations.

· Monitors the monthly operating budget, approves purchase orders, payroll, and third-party contractors/vendors

· Oversees approved capital improvement projects.

· Must be highly organized, a proactive problem solver and possess proven time-management skills.

· Serve as a company liaison between the property owner(s) and the internal support team at corporate.

· Available 24/7 for emergency events

· Available to work weekends, when necessary

 

Education, Experience & Characteristics:

· Minimum of 5 years of multi-site, property management experience.

· A positive motivational leadership style

· Experience managing/supervising 20+ employees.

· A strong commitment in customer service skills.

· Computer literacy sufficient to operate Microsoft Office, OneSite and/or Yardi.

· An understanding of maintenance process and responsibilities with the ability to identify and manage capital need projects, develop and manage property specific preventative maintenance plans and identify and manage major rehab projects.

· Strong communication skills both written & verbal.

· Possess a history of strong ethics and integrity.

· Professional designation ARM, CAPS, CPM, and Illinois real estate license is preferred.

Compensation

Job Type: Full-time

Salary: The annual salary range for this position is $65,000.00 to $85,000.00 /year
