SUMMARY:

MV Ventures is seeking a passionate, motivated, and reliable individual to oversee our residential communities serving as the Senior Community Manager. Reporting to the Assistant General Manager, this position will have oversight on 687 market rate, Class A luxury apartments at Viking Lakes Residences (483 units), located in Eagan, MN and 240 Park Avenue (204 units) in Downtown Minneapolis.

The Senior Community Manager is responsible for the overall performance of both communities. They are involved in all aspects of property operations and directing each property’s Community Manager daily, which includes staff management, financial planning, leasing, resident relations, and maintenance . They are responsible for the development and execution of operational policies and procedures in accordance with the property’s financial objectives. The Senior Community Manager is responsible for training all onsite management and leasing positions and working closely with their team as well as leadership to support the property’s goals and promote resident satisfaction.


ESSENTIAL FUNCTIONS:

Property Management

  • Frequent market research on both properties including market survey and information on comparable properties in the market.
  • Regular site visits to both properties. Inspections of the site for compliance in all aspects, providing written feedback and action items to Community Manager to resolve based on findings.
  • Attend and/or host weekly team meetings at each property, in addition to implementing and hosting monthly/quarterly or otherwise "residential" team meetings.
  • Focus on operations of the residential properties including researching, planning, seeking approval from management, and development on new systems, initiatives, or improvements that can benefit each property. Take site team feedback into consideration for improvement projects.
  • Work with other department heads within MVV to better operations/workflows for the residential team. Examples being marketing, maintenance/custodial, accounting, legal, construction, development, operations, HR, management, events, or otherwise.
  • Act as the point-person for all residential related leasing management for all MVV team members and outside vendors (e.g. Livly)
  • Write, develop, and implement residential SOP documents in accordance with company vision, and support from on-site staff to create necessary documents. Turn SOP documents into video training via Edge2Learn software or otherwise.

Financial

  • Maximize the financial performance and profitability of each property.
  • Prepare reporting packages including budgets, business plans, marketing strategies, etc.
  • Review and approve/deny large project spend proposals based on company standards for residential properties. Items such as window washing, Capital Expenditure projects, or other large expenses.
  • Frequent budgetary audits with each property. Work with Community Manager to review monthly spending and ensure budget is being followed. Follow up with action plans based on findings.
  • Review and approve/deny spending such as monthly resident events with guidance from leadership teams.
  • Supervise property spending though monthly invoices and property credit card expense reports.

Leadership

  • Establish a culture among the team that aligns with the beliefs and values of the organization.
  • Recruit, interview, hire, onboard, train, and manage new and existing Community Managers. Assist assigned Community Manager with these items for their designated teams.
  • Review/approve timecards, PTO requests or otherwise in ADP system. Aid in approving Community Manager site team in absence of assigned Manager.
  • Involvement with Facilities Manager with hiring process for new on-site maintenance or custodial positions.
  • Work with on-site staff and leadership on creating plans to preserve the communities' long-term sustainability.
  • Oversee resident relations and social media objectives.
  • Coordinates with department heads to assess and identify areas of concern or needed improvement.
  • Assist with customer service escalations that need elevation beyond the Community Manager as needed.
  • Work with Community Manager to review leasing status of property, vacancy count, and produce price changes, concession adjustments, or otherwise to management for approval.
  • Aid Community Manager/Assistant Community Manager on resident renewal offers and offer recommendations to amend or send to management for approval based on renewal rates.
  • Support Community Manager with reviewing new lease applications in the event of questions/concerns. Work with Accounting/Legal team on further issues.
  • Supervise all aspects of lease up and development of upcoming properties.
  • Ensure each Community Manager communicates important notifications with residents in a timely manner.
  • Act as the Community Manager and handle all responsibilities in the absence of the assigned Manager for vacation or other out of office days as needed.

QUALIFICATIONS:

EXPERIENCE AND EDUCATION:

  • 7+ years’ experience in residential multi-family property management required. Previous experience managing multiple buildings and teams strongly preferred.
  • Luxury property and local market (Minneapolis-St. Paul) knowledge strongly preferred.
  • Degree or certifications in real estate, property management or related field preferred.

SKILLS AND ABILITIES:

  • Effectively communicate (oral and written) in a professional manner on a regular basis with team members, management, prospective residents, current residents, tenants, and vendors.
  • Basic knowledge of current computer software including the Microsoft Office suite, required.
  • Background in property management software platforms, including Yardi, Onsite, MRI, Livly, or similar property management platforms required.

PHYSICAL DEMANDS:

  • Must be able to lift, push, pull and/or move up to 30 lbs.
  • Approximately 60% of time will be spent working in office conditions and 40% moving around the community for various tasks.
  • Regularly performs computer work and operates office equipment.
