Assistant Property Manager

Job Summary:

The Assistant Property Manager will help plan, direct, and coordinate the leasing and governance activities of our properties.

Supervisory Responsibilities:

  • None.

Duties/Responsibilities:

  • Work with existing residents and local businesses to obtain referrals, explain advantages of location and services.

  • Schedule and show vacant and/or model apartments.

  • Prepare required paperwork to process and move in prospective residents.

  • Assist in collecting rents, fees and performing monthly lease renewals.

  • Maintain the property by investigating and resolving resident complaints, enforcing rules of the lease agreement, inspecting vacant units, working with maintenance team to ensure a well-kept community.

  • Assist in preparing weekly and monthly reports by collecting, analyzing, and summarizing data and trends.

  • Provide courteous, efficient handling of all prospect and resident phone calls.

  • Greet tenants, prospects, and anyone else entering the leasing office.

  • Provide consistent application of policies and procedures.

  • Assist in creating and implementing advertisements in media.

  • Assist in generating leads with a focus on converting leads into rentals.

  • Have thorough knowledge of lease terms, addendums, and community policies.

  • Have knowledge of current market conditions.

  • Know the geographical area of the community and be able to give location directions, as well as pertinent information about the community.

  • Maintain property files.

  • Take service requests from residents and coordinate work orders with the Maintenance Department.

  • Assist in ensuring the property always has good "curb appeal" by reporting unusual or extraordinary circumstances.

  • Maintain the integrity of the community by ensuring confidentiality of resident and company information.

Required Skills/Abilities:

  • A valid driver's license and a clean driving record.

  • Ability to work both independently and with a team.

  • Strong verbal/written skills and Microsoft Office proficient.

Education and Experience:

  • High school diploma or GED required.

  • Prior experience in general office procedures is a plus.
