This role requires a hands-on approach and the ability to perform a variety of maintenance tasks efficiently and effectively.

Key Responsibilities:

  • General Maintenance: Perform routine maintenance tasks including plumbing, electrical, HVAC, painting, and carpentry to ensure the complex is in good repair.
  • Preventive Maintenance: Conduct regular inspections of the property, including common areas, building exteriors, and mechanical systems, to identify and address potential issues before they become major problems.
  • Repairs: Respond promptly to maintenance requests from residents, diagnosing issues and carrying out necessary repairs in a timely manner.
  • Apartment Turnovers: Prepare vacant units for new residents by completing necessary repairs, painting, cleaning, and ensuring all appliances are in working order.
  • Emergency Response: Be on-call for emergency maintenance issues as required, including nights and weekends.
  • Equipment Maintenance: Maintain and repair tools, equipment, and machinery used in the maintenance and repair of the property.
  • Safety Compliance: Ensure compliance with all safety regulations and procedures, including the proper use of personal protective equipment (PPE) and adherence to OSHA standards.
  • Inventory Management: Maintain an inventory of supplies and materials, ordering replacements as needed to ensure all necessary items are on hand for maintenance tasks.
  • Resident Interaction: Provide friendly, professional service to residents, addressing their maintenance concerns with a positive attitude and clear communication.

Qualifications:

  • Experience: Minimum of 2 years of experience in maintenance, repair, or a related field, preferably in a residential or apartment complex setting.
  • Skills:
    • Proficiency in plumbing, electrical, HVAC, and general carpentry.
    • Strong problem-solving abilities with the capability to troubleshoot and resolve maintenance issues independently.
    • Ability to prioritize tasks and manage time efficiently.
    • Excellent communication and customer service skills.
  • Certifications: HVAC certification, EPA certification, or other relevant licenses are a plus.
  • Physical Requirements: Ability to lift up to 50 pounds, stand for extended periods, and work in various weather conditions.
