We are seeking a highly motivated and experienced individual to serve as a Construction Project Manager in the Central Jersey Area.

This individual will be responsible for the construction activities for one construction project. Functions include developing the project schedule, and the billing projections for the project and manage the day-to-day operations as well as ensuring that the project schedule and quality is adhered to.

Accountabilities and responsibilities include but are not limited to the following:

  • Review all Permit documents (architectural, MEPS, Civil and agency permits) to ensure full understanding of project construction.
  • Create project schedule to meet lending/investor requirements. Ensure proper sequencing to effectuate efficient project delivery.
  • Provides direct supervision and coordination with subcontractors to maintain project schedule.
  • Ensure proper ordering of materials by foreseeing need for long lead items. Ensure subcontractors have approvals as needed to ensure proper and timely flow of construction.
  • Ensure proper safety protocols are relayed to subcontractors and always ensure adherence.
  • Oversee sub-contractor requisitions and payment requests (including proper coding with accounting) confirming accuracy of percent complete.
  • Walk the building regularly to ensure compliance with plans. Keep a daily log and provide a weekly report that summarizes the work accomplished, identifies outstanding issues, includes both short- and long-term goals
  • Submit required RFI’s in coordination with Pre-Construction Manager. Keep RFI log and follow-up for timely responses.
  • Assume lead role in purchasing materials and subcontracting of all trades. Allow enough time for the awarded subcontractor or material supplier to supply materials or services in a timely manner.
  • Meet with and provide monthly updates and projections to Director of Construction Operations on project overall budget, CO tracking, variance explanations and forecasting through job completion.
  • Work with local municipalities, agencies, inspectors, and utility companies to obtain all required approvals, sign-offs, permits, pass inspections and obtain timely Certificates of Occupancy and Energy Star rebates.
  • Work with local / minority contractors to ensure compliance with the company’s commitment to local and minority hiring. Hire, supervise and evaluate assistants, laborers and other workers required for the project. Oversee construction administrator to produce required monthly Affirmative Action reports, complete with all required back-up documentation including certified payroll reports.

Requirements include:

  • A minimum five (5) years’ experience working for a construction firm or in a construction related industry.
  • Excellent verbal and written communication skills.
  • Proficient in Microsoft Office Suite or related software.
  • Thorough understanding of contracts, plans, specifications, and regulations.
  • Thorough understanding of engineering, architectural, and other construction drawings.
  • Ability to remain flexible and efficient in a fast-paced environment.
  • Ability to make intelligent and quick decisions, working well under pressure, and when faced with unexpected occurrences or delays.
  • Ability to effectively multitask while analyzing and solving problems.
  • Associates Degree or Bachelor’s Degree in Construction Administration is a plus.
