Mortgage-Loan Closer/Funder

As a new member of our team, the Loan Closer/Funder will work on-site or remote to arrange for the closing and funding of residential mortgage loans.
Job Functions:
- Work with internal Loan Officers, Processing Team and the Escrow/Title Company to meet closing deadlines and rate lock expiration dates.
- Interact with escrow companies to obtain all conditions and review settlement fees versus the prepared closing disclosure and follow up on missing items
- Conduct loan and borrower due diligence and collect any additional conditions from the internal team to submit to Underwriting for review
- Prepare and issue all loan documents and ensure accuracy of the file by completing the following: Review title policy, appraisal and escrow instructions for correct property address, vesting and legal description, hazard, MI polices, ensure impound account is set up properly
- Review loan approval information for items to be sent with loan documents for signature.
- Determine and correct discrepancies between the file and loan origination system up until the time of funding
- Reviews high cost/QM tests and notifies management of any issues
- Notify the team of when loan documents have arrived into the team for funding review. Review executed docs and condition file accordingly
- Order funds from the appropriate warehouse bank to wire to the Title Company
- Ability to accurately record and calculate funding figures
- Create final CD and communicate with escrow for proper disbursement
- Call daily to get recording information on all files.
- Ability to keep file current with signed off conditions and documents uploaded in the file
Qualifications:
- Knowledge of the mortgage industry and ability to create a Closing Disclosure
- Ability to multi-task, work independently and good communication skills are required
- Proficiency with IDS/Meridian Link
- Customer Service Driven
- Must be able to work overtime as needed
- Must know how to work in a paperless environment
- Must have current industry experience and at least 3 years drawing docs and funding
- Email management is required.
