Job Title: Assistant Community Manager
Pay Rate: $21.00 - $23.00/hour.

Key Responsibilities:
As an Assistant Community Manager at SPM, you will be responsible for:
?\tMaintaining accurate resident records. Updates on daily basis all rents, deposits and application fees received from residents. Issue appropriate notice when necessary (e.g., late payments, eviction notices, returned check memos).
?\tMust demonstrate the ability to understand financial goals and assist in formulation of budgets.
?\tResolve resident concerns and requests on a timely basis to ensure resident satisfaction with management.
?\tEnsure distribution of all company or community-issued notices (i.e., bad weather, emergency, etc.)
?\tDevelop and/or implement resident retention programs (i.e., resident functions, special promotions, monthly newsletters, etc.).
?\tUtilize marketing strategies to secure prospective residents.
?\tPhysically inspects community when on grounds, picks up litter and reports any service needs to maintenance staff. Will also inspect move-outs and vacancies when requested.
?\tComplies with all Federal and Local Fair Housing regulations and ordinances.
?\tGreets prospective clients, shows community, and performs leasing duties.
?\tResponsible for keeping daily records on lease renewals and terminations Answers and handles incoming phone calls from prospective new residents, current residents, vendor/suppliers, etc.
?\tUpdates required reports concerning move-out notices, activity, etc., on a daily basis and provides information to the Community Director
?\tAll other duties as assigned.
Qualifications:
To be successful in this role, you should have:
?\t2+ years experience in residential Community management - Preferred.
?\tExperience using property-based systems like Yardi, AvidXchange, Net Vendor & Rent Caf Preferred
?\tMust have basic computer hardware knowledge to include Microsoft Office among other programs.
?\tMust have valid drivers license and automobile insurance. Personal transportation may be utilized as needed.
?\tPre-employment drug test and background check required.
