Summary: Oversees residential real estate property by managing the following duties personally or through subordinate supervisors, such as leasing, maintenance, and other service activities of the property. Able to ensure that an exceptional level of customer service is maintained at all times and ultimately responsible to address and resolve any issue that arise on property.

Experience: Previous management experience in property management with luxury-style apartments is required.

Skills: The position requires the ability to work well with people both internally and externally. In addition, the position requires the following:

  • Leading by example and being a role model
  • Execution of sales, marketing and operational activities that achieve budgeted occupancy and customer retention goals
  • Managing the financial performance of the property
  • Creating and delivering timely and accurate financial and operational reports
  • Maintaining expert level competitive marketplace intelligence
  • Schedule move-ins with new resident. Perform move-in orientations.
  • Consistent prospect and resident satisfaction that yields outstanding customer satisfaction ratings and community reviews
  • Inspiring the professional growth and development of all team members
  • Outstanding communication skills, both written and verbal
  • A sharp professional appearance

Primary Responsibilities:

  • Maintain company customer service standards. Respond to resident requests and work with residents to minimize and resolve resident problems and complaints. Follow through to ensure issues are resolved.
  • Provide a high-quality on-site team through implementation of effective recruitment, training, coaching and development.
  • Implement or direct implementation of all policies, procedures, expectations, and standards as authorized in the employee handbook. Ensure compliance as necessary.
  • Achieve the highest possible net operating income through implementation of effective cost control and revenue improvement programs.
  • With the assistance of other members of the team, develop yearly operating budgets and sales/marketing plans. Accurately prepare and convey all operational and financial data in a timely manner.
  • Direct efforts to implement a sales and marketing plan which effectively maximizes rental income and results in high occupancy and competitive pricing.
  • Ensure that all physical aspects of the property are at all times fully functional, safe and attractive and that all vacant apartment homes are kept ready for occupancy through all team members and personal efforts. Visually inspect grounds, buildings, and apartment homes on a regular basis.
  • Identify and implement creative programs to increase property value and to offer services to residents.
  • Identify property goals and objectives. Be responsive and receptive to needs, goals and objectives.
  • Evaluate the property’s performance against financial objectives and work with managers to correct unfavorable variances and improve NOI. Develop and implement sales and marketing activities to enhance property revenues.
  • Monitor and ensure property compliance with operational/marketing policies and procedures. Recommend changes as appropriate.

Attendance:

  • Position requires the ability to work Monday through Friday and any of the seven days of the week, should the need arise due to staffing limitations.
  • Position requires the ability to serve on-call, as scheduled or as necessary. The days and hours that communities are open are subject to change based on business needs.

Travel:

  • Although position may reside primarily at one location, the ability to travel to other company locations at the company's request due to business needs is also required.

Requirements:

  • The position requires the ability to read and write English fluently, and the ability to communicate clearly and effectively.
