General Responsibilities:

Responsible for the preventative maintenance and repair of mechanical and building systems for a Lab/Life Sciences building; property level oversight of vendor contractors and general contractors; and repair and maintenance of the property. This is not a supervisory or management position. This is a full hands-on position.

Qualification/Requirements:

· High School Diploma

· Refrigeration, HVAC or technical school certification preferred

· Ability to read and work from blue prints, schematics, diagrams, etc.

· Strong written and verbal communication skills

· Familiarity with AHU’s,VPAC’s, Chillers, Boilers, Cooling towers and Generators is preferred.

· General working knowledge of BMS/EMS systems.

Experience:

3 + years of direct experience in maintaining Lab / Life Science facilities/ Commercial office and HVAC

Systems is preferred.

Functions and Responsibilities:

· Perform preventative maintenance and general repairs on HVAC equipment, plumbing and electrical systems.

· Complete tenant service requests/work orders in an efficient, timely manner; complete all associated paperwork.

· Interface with tenant representatives; develop and maintain positive and proactive tenant relations.

· Assist in coordinating the purchase of materials for building MEP operations, including light bulbs, tools, HVAC/electrical/plumbing materials and supplies utilized in conjunction with the maintenance of the buildings.

· Assist in maintaining computerized or manual logs, which detail the preventative maintenance work performed.

· Make required repairs to all building systems; notify Property Manager of repairs required which fall outside of ability level or available time.

· Provide building access to vendors, tenants, and other authorized personal, as required.

· Conduct daily building walk-throughs to maintain appearance, safety and operation of buildings – replace lighting, adjust doors, ensure cleanliness as required.

· Cross train and provide mechanical personnel coverage to other properties in the vicinity.

· Be on an on-call rotation to respond to after hours and weekend emergencies/building requirements.
