About Your Role:

Brazos Residential is seeking a talented Asset Manager to drive the growth of our expanding multifamily portfolio. You will collaborate with a team of asset managers to lead the execution of each portfolio asset’s strategic plan, ensuring long-term value creation. Your role will also involve managing due diligence and closing processes for multifamily acquisitions once properties are under contract, playing a crucial role in scaling Brazos Residential.

What You’ll Do:

  • Manage and optimize a diverse portfolio of multifamily assets, implementing tailored business plans for each.
  • Conduct thorough analysis of property performance against initial projections and annual budgets.
  • Prepare comprehensive hold/sell analyses and support asset dispositions and recapitalizations.
  • Review and present detailed monthly financial statements to stakeholders.
  • Forecast financial performance and investor returns relative to initial projections.
  • Produce high-quality quarterly investor reports offering strategic insights beyond financial metrics.
  • Develop and execute strategies to maximize property income and minimize expenses.
  • Oversee property management operations to enhance leasing, daily operations, and construction projects.
  • Prepare annual operating budgets and quarterly property valuations in collaboration with property management teams.
  • Manage CapEx draw requests and ensure compliance with loan covenants and reporting requirements.
  • Conduct regular site visits to assess property conditions and management effectiveness – may require up to 50% travel.

Key Responsibilities Include:

  • Lead the due diligence process, coordinating with internal and external stakeholders to analyze property details, market conditions, and regulatory requirements.
  • Organize pre-due diligence meetings and travel arrangements, ensuring efficient onsite due diligence efforts.
  • Collaborate with asset management teams to develop and review capital budgets and business plans, assessing investment opportunities.
  • Prepare loan packages for lenders and evaluate optimal debt strategies in conjunction with the Managing Director.
  • Liaise with insurance brokers to secure comprehensive insurance coverage for properties and corporate assets.
  • Communicate due diligence findings to senior management and adjust financial projections as necessary.
  • Coordinate transaction closings, including proration calculations, document approvals, funding arrangements, and asset management transitions.

Who You Are:

  • Hold a Bachelor’s degree in Business, Finance, or a related field.
  • Bring 3-6 years of experience in multifamily asset management, private equity real estate underwriting, or direct involvement in commercial real estate transactions (acquisitions, dispositions, and financings).
  • Possess substantial expertise in analyzing institutional real estate investments and exercising sound judgment.
  • Demonstrate advanced proficiency in Microsoft Excel, including complex financial modeling and analysis.
  • Exhibit strong financial acumen, with a deep understanding of key financial statements, JV operating agreements, and loan documents.
  • Self-motivated and well-organized, with excellent time management skills to prioritize tasks and meet deadlines.
  • Comfortable working in a dynamic, entrepreneurial environment.
