This is a remote position with occasional travel to Green Bay and the field as needed.

Right of Way Agent Job Description

Job Responsibilities

Acquire Right-of-Way

  • Negotiate permission, easements, purchases, permits, leases, and licenses.
  • Verify existing rights and do title search to determine ownership of property.
  • Draft documents.
  • Represent company's interest at informational meetings/public hearings.
  • Work with property owner/customers.
  • Inspect sites.
  • Process encroachment requests.
  • Release of easement and assignment of rights.
  • Obtain and evaluate appraisals.
  • Obtains permits including building, easements, etc.
  • Prepare and work with surveyors to develop Exhibit "A".
  • Maximize non-traditional source of revenue.
  • Assist/advise Customer Service Technician in determining beneficial way of doing job.
    • Purchases and sales:
    • Perform title searches.
    • Secure title commitments and policies.
    • Obtain permits and appraisals.
    • Prepare purchase deeds and closing documents including changes to document formats.
    • Attain necessary approvals from management to purchase and sell properties.
    • Represent Company at closings.

 

Distribution Functions of Occupation

  • Negotiate rights to allow outside companies to occupy transmission lines:
    • Assist communication companies in selecting locations of all phone towers.
      • Research title.
      • Negotiate supplemental easement rights:
        • Determine appropriate fee schedule.
        • Determine and location control building access and distribution easements.
        • Support communication companies in rezoning process.
    • Budget Group – Planned outages:
      • Use of maps and observations to determine who will be affected by outage.
      • Arrangements and notification made for large scale outages (day-long) by sending letters.
      • Work with resource allocation group (operating supervisors and crews) to coordinate outage notification letters.

 

Minimum Experience Required

Applicants must have:

•An associate's degree in real estate with 2 years Right-of-Way Agent experience within the last 10 years

OR

•Nine credits in relevant real estate courses as part of a Bachelor's degree program in business administration, urban planning or related field

OR

•A bachelor's degree in business administration. Urban planning or related field with 18 credits in relevant real estate courses at the technical college level

OR

•four years of Right-of-Way Agent experience within the last ten years

Right-of-Way agent experience includes:

 

Experience in the acquisition and negotiation of easements, purchase or sale of land, appraisal, relocation or other similar duties related to public or private utilities of public infrastructure projects.

 

Experience reading and interpreting engineering drawings, land surveys and legal descriptions
