The Waters at Horseshoe Bay Manager is fully accountable for all operations and management of homeowner associations. The purpose of the HOA Manager is to effectively manage and coordinate persons, activities and available resources to accomplish homeowners objectives as set forth by the Area Vice President. These objectives will include maximizing occupancy levels and homeowners values.

 

Qualifications

  • 3 years of experience in on-site homeowners management.
  • 1 year of experience in a supervisory capacity and a successful track record of accomplishments.
  • HOA Certified preferred.
  • Advanced knowledge of Microsoft Office Suite, Gmail, Yardi, OneSite, Real Page, and Velocity rental systems.
  • Well-developed interpersonal skills.
  • Strong analytical, leadership and presentation skills.
  • Ability to travel and, if necessary, attend out of town meetings or conferences which require overnight travel.
  • High School diploma or equivalent required.
  • Able to read, write and speak fluent English.
  • Ability to work a minimum of 40 hours per week. Must be available evenings, nights, weekends for staffing needs and emergencies.

 

Duties and Responsibilities:

  • Responsible for staying within the established budget annually.
  • Manage day-to-day operations of a diverse portfolio of homeowner associations including condos, neighborhood and industrial HOA's.
  • Coordinating with vendors and contractors for repairs and maintenance requests.
  • Point of contact for the Board of Directors and advise them by providing recommendations based on their professional expertise and the Association's governing documents.
  • Communicating with residents and addressing homeowner concerns and assisting in dispute resolution.
  • Ensure compliance with HOA rules and regulations.
  • Prepare budgets and monthly financial reports for the association.
  • Collaborate with board members to implement community initiatives and special projects ensuring optimal community appearance and operation.
  • Ensure that all HOA fees are collected when due and posted in a timely manner.
  • Responsible for submitting all invoices to the corporate office for payment.
  • Monitor Delinquency and collection process including working with attorneys if needed in collection process.
  • Responsible for office opening on schedule, condition of office, and model condos.
  • Attends scheduled corporate management meetings, usually held monthly with the Area VP and corporate staff.
  • Maintains records on all aspects of management activity on a daily, weekly, and monthly basis. Submits required reports to the corporate office on a weekly and monthly basis.
  • Hires, trains, motivates, supervises, and terminates all on-site staff to achieve the operational goals of the assigned community.
  • Physically walks and inspects the community on a regular basis; verifies the condition of vacant condos.
  • Monitors and schedules all maintenance activities.
  • Completes any pertinent safety checklists with maintenance staff.
  • Conducts market surveys monthly and provides trend report information.
  • Shops competition and is aware of neighborhood market conditions.
  • Maintains awareness of market/industry conditions and trends via trade publications, professional organizations, etc.
  • Reports all liability and property incidents to the Area VP immediately.
