Position Overview
The Maintenance Technician is responsible for addressing an array of apartment and property maintenance duties as specified by the Maintenance Foreman and/or Property Manager, and for maintaining the highest standards in customer service and curb appeal of the assigned apartment community.
Essential Job Functions
- Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.
- Complete special projects as assigned by Maintenance Foreman and/or Property Manager.
- Repairs or replaces components of plumbing systems including bathroom and kitchen fixtures, faucets, water line and p-traps, waste lines, lawn sprinkler systems; clears drains and toilets.
- Repairs or replaces common building components and surfaces such as doors, door locks, windows, flooring, framing, drywall, floor covering materials, ceramic and ceiling tile, and roofing on existing residential and light commercial structures, accessory structures, and exterior construction such as decks, stoops, trash enclosures, fences, and landscape construction.
- Performs minor electric repairs such as replacement of light switches, convenience outlets, light fixtures, doorbells, etc. Replaces or repairs components of kitchen appliances such as ranges, refrigerators, and vent hoods.
- Paints, stains, and finishes interior and exterior surfaces of buildings and other structures. Repairs masonry and concrete work.
- Assists when necessary with cleaning and custodial tasks related to turnover of residential units. Performs lawn and yard maintenance work and snow removal.
- Maintains and repairs where possible equipment such as shop tools, lawn mowers, snow removal equipment, other equipment and vehicles. Maintains vehicles, tools, and storage areas used to complete assigned work in a clean, orderly, and safe condition.
- In coordination with other housing authority personnel, maintains a supply of parts and materials, tools, equipment, and vehicles necessary to complete all maintenance work. Assesses need for parts and materials and assists with soliciting bids and contracts for their procurement. Advises Asset Managers and other personnel regarding needed purchases of major maintenance equipment items, non-routine maintenance needs, and capital improvements required for housing authority property. Participates in Capital Fund and operating budget planning.
- Makes assessment of material and tools needed to accomplish the work specified on work orders. Acquires needed parts from stock or orders parts and materials needed to complete the work.
- Generates or updates work orders and performs necessary work for minor repairs noticed in the regular course of daily work.
- Keeps accurate and complete records of all time and materials used in completing the work orders.
- Notifies Asset Manager promptly of unit conditions that require immediate attention.
- Assists with inventory of equipment, parts and materials at least once annually.
- Cleans and maintains low-pressure boilers and furnaces.
- Perform move-in, move-out, annual and special inspections of Housing Authority units as required and may perform agency Housing Quality Standard Inspections on an as-needed basis.
- Assists other maintenance personnel with troubleshooting in the field. Oversees and evaluates work of subcontractors.
- Assists with maintaining a current and easily identifiable supply of keys to all Housing Authority buildings and dwelling units in an orderly and secure location. Produces keys for units as necessary for tenants and housing authority personnel.
- Performs other work as directed by Asset Managers or other supervisors as required.
- An essential function of this position is to participate in the emergency on call rotation with other maintenance employees. Employee must be available to work after hours, holidays, and weekends a week at a time on a rotating basis.

The employee frequently is required to stand, walk, reach with hands and arms, climb or balance, stoop, kneel, crouch or crawl. The employee is occasionally required to sit. Must regularly lift and/or move up to 25 pounds, frequently lift and/or move up to 50 pounds, and occasionally lift and/or move up to 100 pounds.
While performing the duties of this class, the employee is regularly required to use written and oral communication skills; read, interpret and analyze data and information; use math and mathematical reasoning; analyze and solve problems; observe people and situations; learn and apply new information; work under deadlines and with changing priorities and interact positively with managers, clients, representatives of other public, private and social service organizations, volunteers, contractors, employees, the public and others encountered in the course of work.
Qualifications:
High School Diploma or GED; vocational degree in mechanical or building trade desirable. Four (4) years of combined experience in residential facilities maintenance, grounds maintenance, construction, or repair work. One year in a position with supervisory responsibilities is desirable. Must have, or be able to obtain within 6 months, a low-pressure boiler operator license. Must have a valid Montana driver's license and be able to qualify for standard insurance coverage under the Missoula Housing Authority vehicle insurance policy.
