SUMMARY

Join our dynamic team as a Leasing Agent at Coughlin Property Management, a leading multifamily property management company. We are seeking a motivated individual with a passion for customer service and leasing to help us maintain high occupancy rates and resident satisfaction. The Leasing Agent Team Member strives for 100% occupancy through retention of existing residents, leasing current availability and pre-leasing of future availability.


RESPONSIBILITIES (Including but not limited to)

  • Conduct property tours for prospective residents and effectively highlight the features and benefits of the community.
  • Respond promptly to leasing inquiries via phone, email, and in-person visits.
  • Assist potential residents with the application process, including completing applications and collecting necessary documents.
  • Prepare lease agreements and ensure all required paperwork is accurately completed and processed.
  • Coordinate move-ins and move-outs, conduct unit inspections, and assist with resident retention efforts.
  • Build and maintain positive relationships with current and prospective residents, addressing concerns and inquiries in a timely and professional manner.
  • Maintain accurate lease file documentation in accordance with company policy; participate in lease file audits as assigned by the Community Manager.
  • Be an expert on current market conditions and trends, by shopping competition and attending Cardinal trainings.
  • Uphold fair housing regulations and company policies to ensure compliance.
  • Maintain cleanliness of the tour path to ensure for a positive first impression of the community.
  • Demonstrate a positive and professional attitude with team members, residents, prospective residents, and vendors.
  • Assist with various additional community projects as assigned by the Community Manager.

PROPERTY

This is an onsite position at a dual property for The Glen at Briargate & The Parc at Briargate with 416 units. The two properties are directly across the street from each other.

QUALIFICATIONS

  • 1-2 years of customer service and sales experience.
  • Previous experience in property management, leasing, sales, or customer service is highly beneficial.
  • Strong communication and interpersonal skills
  • High-energy and enjoys a fast pace environment.
  • Bilingual a plus
  • Enjoys and takes pride in providing excellent service.
  • Great with people — warm, friendly and helpful in person and on the phone.
  • Basic computer skills: typing and writing ability for correspondence, memos, etc.
  • Available evenings and weekends.

PHYSICAL DEMANDS

The physical demands described here are representative of those that must be met by a Leasing Agent to successfully perform the essential functions of this job. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

While performing the duties of this job, the Team Member is regularly required to use hands to finger, type, handle, or feel and talk or hear. The Leasing Agent regularly required to stand; walk; reach with hands and arms, and climb, stoop, or squat. Incumbents must be able to physically access all exterior and interior parts of the property and amenities and must be able to work inside and outside in all weather conditions including, but not limited to rain, snow, heat, hail, wind and sleet.

The Leasing Agent must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

Rare travel may be required to assist sister properties as needed.
