Temporary Full Time Maintenance Technician

Description:

• The Service Technician is responsible for performing diversified duties including general maintenance and janitorial services to ensure the property is operating at its high standard and according to The Streamwood Company Mission Statement to provide the best possible user experience to the community residents. The role of the Service Technician is that of performing the necessary tasks and providing the necessary elements for the daily operation of the systems and components of the Apartment Complex. All functions are to be performed at an optimum level for efficiency and thoroughness of operation

ORGANIZATIONAL RELATIONSHIP

• Reports to: Service Manager & Property Manager
• Employee Classification: Non-Exempt

SPECIFIC RESPONSIBILITIES

General

1. Perform all items and services to maintain the entire Apartment Complex at a class “A” level. (no paint on tile, fixtures in bath or electrical fixtures, switches, or wipe off)
2. Perform routine site and building inspections to ensure proper operation and appearance of the Apartment Complex; report any unusual situations to management. (Patrol complex every morning for litter - especially dumpster areas). Periodically throughout the day as work orders or projects are completed, Service Technicians will report to Manager’s Office. Manager will direct and address Maintenance requests for service.
3. Maintain proper personal appearance; proper uniform attire is to be worn at all times while on the premises and a professional appearance and attitude is to be exhibited.
4. Provide recommendations for the correction of operational deficiencies and legislated items and standards. Meet with on-site manager and owner quarterly.
5. Provide recommendations, inventory status and ideas to management for the purchase, acquisition and/or modification of components and systems in order to enhance the operation of the Apartment Complex.
6. Any other responsibilities or tasks assigned by the Community Manager, or their designee.
7. Oversee and make sure that contractors/vendors hired to perform work on site are completing their task and or work safely and to not damage property or resident belongings. With the Property Manager, make sure all work was completed correctly and any repairs or modifications were complete per the scope of the project.

OPERATIONS:

1. Each morning upon arrival, The Service Technician will check voice mail for any emergency that is to be addressed immediately. Service Technicians are not to accept or complete maintenance requests without a maintenance slip from the Manager except in the event of an emergency. Following that the Technicians should focus on preparing apartments for occupancy or priority work orders. The Community Manager will direct the order in which units are to be completed.
2. Respond to, diagnose and handle Tenant service calls. Upon completion, completed complaint slip is to be left within the apartment unit for the resident’s record.
3. Perform miscellaneous and minor plumbing repairs, i.e., fixture rebuilds, line clearing, pipe and fitting repairs, etc. Perform general maintenance duties for Tenants and base building operations as requested, such as minor carpentry work, drywall repairs, minor hardware repairs and replacements, etc. Maintain all tools, parts and supplies in an organized manor.
4. Perform various repairs, adjustments, and replacements to buildings HVAC equipment as per the prescribed preventive maintenance schedule for these items. Change filters in all HVAC units during the spring and fall changeovers. Coordinate all items with the Community Manager. (Outside contractor for all HVAC repairs beyond above).
5. Assist with the delivery and storage of building component material and supplies. Accompany all outside contractors to apartment to commence work and be certain you are satisfied with their work when it is completed. Obtain invoice slip/warranty cards for all outside work and turnover to Community Manager.
6. SNOW REMOVAL: Responsible for all sidewalks snow removal. (Outside contractor will be responsible for parking lots and access roads). Saturday or Sunday snow removal may be necessary.
7. Perform cleanup and general maintenance of all mechanical spaces, work areas, storage areas and equipment. (Keep detailed list of inventory and order ONLY twice a month)
8. Routinely perform on-call and off hour’s duty during evenings, weekends and holidays; be available and respond accordingly during these periods when so assigned. Furnish diagnosis of any situation and direct the matter or situation to the proper individuals or contracted service firm. Contact Community Manager for clarification, assistance and direction, if the situation requires.

Other Requirements

1. Hours of Work: 8:30 a.m. to 4:30 p.m., Monday through Friday. Weekend hours as instructed or informed. Schedule may vary according to individual property, season and on-site manager.
2. Must have a reliable vehicle to perform various management tasks and errands, including daily bank deposits. Must have proof of liability insurance for same.

Fiscal Responsibilities

1. Manage the financial performance of the property in accordance with the established service budget
2. Preserve the value of the building by consistently executing on preventative maintenance programs
3. Adhere to applicable building, county, and safety codes/standards, while running an accident-free operation

Construction

1. Assist the Service Manager and Property Manager in overseeing outside contracted construction contractors with regard to shutdowns, system and building investigation and the installation of various trade elements.
2. Assist the Service Manager and Property Manager with the monitoring of construction work performed by outside contractors, verifying construction practices and elements relative to Building Standards.

Personnel

• Place vacation and compensation time requests through Community Manager and or Payroll software system for approval and scheduling purposes. There is a minimum of thirty (30) days for scheduling of vacations.

Knowledge/SkiIls/Abilities:

1. Experience in building maintenance or an education in the trades
2. Beginner to intermediate proficiency in HVAC, plumbing, electrical and appliance repair
3. An HVAC certification (or willingness to obtain within 90 days of hire - company- paid)
4. Availability for emergency situations at the property, including an on-call rotation
5. The ability to exert 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly
6. Personal, reliable transportation to get to work and to respond to on-call emergencies
7. Excellent communication skills both written and verbal
8. Basic computer skills and comfort using various software, apps and computer programs
9. An eye for detail and committed to getting things done right the first time
10. A service mentality
11. Availability for emergency situations at the property, including an on-call rotation
12. Attention to detail while also exercising good time management
13. A focus on Customer service, Costumer relations and Professionalism
