Commercial Maintenance Technician Job Description

Summary:

The Maintenance Technician plays a crucial role in supporting the commercial property management team in maintaining and repairing retail, office, and restaurant properties. This position requires flexibility, exceptional organizational skills, and attention to detail. The Maintenance Technician will report to the Maintenance Supervisor.

Essential Duties and Responsibilities:

  • Perform both scheduled and unscheduled general repairs, installations, and maintenance to ensure the continuous and safe operation of commercial properties.
  • Conduct property inspections and report deficiencies or repair needs to the property manager.
  • Assist with exterior grounds activities, including snow removal, landscaping, groundskeeping, parking lot maintenance, and other exterior areas as required.
  • Carry out tasks such as painting, light carpentry, and minor electrical and plumbing repairs.
  • Support the installation, maintenance, and repair of HVAC, electrical, plumbing systems, and water distribution, including fire suppression systems.
  • Possess a strong understanding of OSHA safety standards and the proper use and maintenance of tools and equipment for facility maintenance and repairs.
  • Interact professionally and courteously with tenants, visitors, customers, governmental officials, and contractors.
  • Respond to work requests from tenants and managers using the Work Order Management system.
  • Address emergency situations and concerns from tenants, customers, and clients promptly.
  • Participate in an on-call rotation for after-hours emergencies.
  • Ensure all work is completed to industry standards while maintaining a professional demeanor and appearance.
  • Perform any other duties assigned by the supervisor.

  • Minimum age of 18 years.
  • High School diploma or equivalent.
  • At least 2 years of maintenance or related experience.
  • HVAC certification is desirable but not mandatory.
  • Proficient in computer and email use.
  • Self-motivated with the ability to complete tasks promptly.
  • Physically fit with the capability to lift up to 80 lbs and perform various physical tasks.
  • Proficient in written and spoken English.
  • Basic math skills, including addition, subtraction, fractions, decimals, and percentages.
  • Ability to analyze problems, gather data, and make sound decisions.
  • Possession of a valid Driver's License with a good driving record.
