POSITION SUMMARY

The Maintenance Technician maintains the building and grounds of a hospice facility by providing repair, preventative maintenance, and preservation to all aspects of the facility. This is a full-time, 1st shift position for our Sheboygan Falls inpatient facility, resale store, and our Manitowoc office and requires being on-call for urgent maintenance needs during off-hours as needed.

ESSENTIAL DUTIES

  • Preventive maintenance
    1. Refrigeration systems for commercial kitchen
    2. HVAC systems including filters, lubrication, belts, coil cleaning, etc.
    3. Hot water systems including both potable water and hydronic heat
    4. Emergency power systems including a 125 KW natural gas generator and automatic switchgear
    5. Medical gas and vacuum pump systems
    6. Waste water pump systems
    7. Exhaust and make-up air systems
    8. Lawn/snow removal equipment
  • Responsible for testing & inspection of regulated equipment at proper intervals, including but not limited to:
    1. Elevator
    2. Emergency power system
    3. Fire suppression and alarm systems
    4. Backflow preventors
    5. Fire dampers & smoke doors
    6. Life Safety systems such as exit lighting, door closures, egress lighting
  • Participate/assist with emergency preparedness requirements such as
    1. Assisting with fire and tornado drills
    2. Participate in our safety committee meetings
  • Maintain patient care equipment, including but not limited to:
    1. Medical gas systems
    2. Vacuum pump
    3. Lifting equipment
  • Building maintenance including:
    1. Knowledge of electrical systems including 3-phase
    2. Commercial kitchen appliances
    3. Medical gas systems
    4. Elevator – 2 floor hydraulic
    5. HVAC systems – hydronic heating and industrial size AC units
    6. Lighting controls – automated exterior lighting
    7. Security systems – camera and electronic door locks
    8. Cable TV
    9. Flooring – carpet, ceramic tile, vinyl flooring, VCT tile
    10. Windows – work with an outside contractor
    11. Lighting
    12. Staining & painting
  • Responsible for grounds maintenance
    1. Snow removal – working with a contractor
    2. Lawn and bed maintenance – working with a contractor
    3. Lighting – parking lot, pathway, and building façade
    4. Water features & pond maintenance
    5. Installing and removing seasonal items

WORKING CONDITIONS

  • Physical Requirements: Stands and walks continuously throughout the working day. Reaches, stoops, bends, lifts, carries, climb ladders, and manipulates various equipment. Must be able to lift and/or carry 50 to 75 pounds and work in all weather conditions.
  • Mental Requirements: Read, speak, write, and understand English; ability to add, subtract, multiply, divide and work with fractions; must function independently without supervision and have safety as a top priority.
  • Working/Environmental Conditions: Fast-paced changing environment with multiple directives from several disciplines. May need to adjust schedule to meet facility needs. Dress code is flexible but must be professional in appearance.
  • Machines, Equipment, Tools Used: Maintenance personnel can provide their own hand tools. Must be able to use a computer, email, and an electronic ticket system.
  • Exposures: Possible exposure to communicable diseases or infections. Reasonably anticipated exposure to hazardous equipment, assorted chemicals, and cleaning agents, gases/vapors, and other pollutants.

PROFESSIONAL QUALIFICATIONS

  • Certificate/Degree/License Requirements: High school diploma or equivalent required; associate degree or formal training in a maintenance related field preferred.
  • Experience Requirements: Must have experience troubleshooting, diagnosing & resolving problems, and knowledge of all trades such as electrical, plumbing, HVAC, and mechanical.
  • Communicative Skills: Ability to work and interact effectively with others. Ability to maintain confidentiality per the Sharon S. Richardson Community Hospice standards. Must be a team player.
