JOB STATEMENT

This position is responsible, in conjunction with internal and external real estate licensees, for identifying new land development projects and managing the negotiation and contracting process related to same. The Land Acquisition Specialist will also handle the coordination of initial site due diligence and work with the Company’s land development team on permitting, approvals and entitlements that may be required for certain projects. This position will also support the general legal department functions of the Company and provide oversight and guidance to the Company’s settlement process as needed.

ESSENTIAL FUNCTIONS

  1. Research and investigate new land acquisition leads (including completing a cost marketing analysis). Develops target locations with site goals. Negotiate, and in conjunction with counsel, draft LOIs & contracts for purchase.
  2. Review MLS and research potential acquisitions, including auctions and land not currently on market.
  3. Develops and administers a master planning, scheduling, and tracking system to account for all land acquisition activities.
  4. Maintains information, location, price, closest communities, etc., on each project to ensure Landmark is acquiring an inventory of prospective projects.
  5. Research community ordinances, maps, topographical data, soil information, community review procedures, political considerations, availability and capacity of utilities and other information.
  6. Prepare summary of research findings on each parcel under review as part of a purchase agreement. Provide recommendations about proposed costs, feasibility, time frame for proposed development, special conditions, etc.
  7. Provide weekly updates to the Legal and Development departments on possible acquisitions and potential development opportunities.

JOB SPECIFICATIONS

  1. Bachelor’s degree in either Real Estate, Business Administration, Engineering, Finance, or equivalent experience.
  2. Real Estate experience preferred.
  3. 5+ years’ experience in land development. Engineering or legal experience preferred.
  4. Knowledge of land development.
  5. Ability for public speaking and mediation.
  6. Ability to communicate ideas clearly in both written and oral format.
  7. Ability to plan and organize one’s own activities.
  8. Proficient in Microsoft Office

While performing the duties of this job, the employee is occasionally exposed to risk of electrical shock. The performance of this position may occasionally require exposure to construction areas where under certain areas require the use of personal protective equipment such as hard hats.

The noise level in the work environment is mild to moderate. The primary room environment contains ambient room temperatures and lighting as found in a typical office environment.
