Position Details:

Job Title: Chief Building Engineer

Shift: General business hours

Location: 2220 Colorado Ave Santa Monica, CA 90404

Pay Rate: $57.00/hr on W2

Contract Length: 4 months.

*Contract Extension or Conversion to FTE based on Performance, Attendance and Business Need*


Roles and Responsibilities:

  1. Follows all applicable codes, regulations, governmental agency, and Company directives related to building operations and work safety.
  2. Directs shift operations, assigns work orders, and/or provides technical and procedural training of coworkers and subcontractors. Arranges for subcontractors as needed.
  3. Reviews monthly service request summaries to pinpoint and correct recurrent operational problems.
  4. Oversees and inspects the work performed by engineering staff and contractors. Determines that work is complete, equipment is fully functional, and space is in prime working condition.
  5. Formulates and implements a preventive maintenance program to ensure that building machinery and systems meet or exceed their rated life.
  6. Inspects building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed.
  7. Reviews assigned work orders. Estimates time and materials needed to complete repair. Maintains inventory of adequate supplies and tools and orders necessary materials to finish the tasks.
  8. Consults with clients to schedule preventive maintenance and other downtime to minimize business interruption and inconvenience.
  9. Performs assigned repairs, emergency, and preventive maintenance. Completes maintenance and repair records as needed.
  10. Responds quickly to emergency situations, summoning additional assistance as needed.
  11. Available for OT, after hours work, and on call rotation as needed.

Skills:

  1. Minimum of 4 years of related experience in complete building maintenance.
  2. Must have solid experience with HVAC systems, high voltage electricity for troubleshooting, plumbing, building facility systems.
  3. Must be proficient with computers/email.
  4. Excellent written and verbal communication skills.
  5. Strong organizational and analytical skills.
  6. Ability to provide efficient, timely, reliable, and courteous service. Ability to effectively present information.
  7. Requires knowledge of financial terms and principles and understanding of operating budgets.
  8. Ability to calculate intermediate figures such as percentages, discounts, and/or commissions.
  9. Conducts basic financial analysis.
  10. Physical requirements include stooping, standing, walking, climbing stairs/ladders and ability to lift/carry heavy loads of 50 lbs. or more.
  11. May require a valid driver's license.

Education:

  1. High school diploma or general education degree (GED) and a minimum of 4 years of related experience in complete building maintenance.
  2. Associate's degree (AA) or equivalent from two-year college or technical school is preferred. Or equivalent combination of education and experience.
  3. Universal CFC certification.
