Job Description

Turner & Townsend Heery are seeking a Senior Project Manager focused on projects within LA County.

The Senior Project Manager will monitor construction projects for clients, with direct accountability for project delivery.

Responsibilities:

  1. Conduct periodic site visits to monitor the progress of construction.
  2. Review status of work completed during the period covered.
  3. Review that work is generally proceeding in a good and workmanlike manner and in general accordance with the approved drawings and specifications.
  4. Review contractors' direct cost payment requisitions and budget status.
  5. Review of subcontracts, bonds/subcontractor default insurance.
  6. Review of change orders.
  7. Review of Developer's monthly job cost reports and opine on adequacy of contingency.
  8. Review of construction and disbursement schedules.
  9. Review of lien waiver and other documentation submitted by the Developer.
  10. Prepare project status reports and recommend the release of construction funds.
  11. Review contract drawings and specifications and opine for completeness and general compliance with commonly accepted architectural /engineering best practices.
  12. Analyze the Developer's direct and indirect cost budget including cost estimate back-up.
  13. Coordinate with the Cost Advisory group performing parameter estimates and spot quantity take-offs.
  14. Review of supporting documentation submitted by the Developer, contractor and subcontractors.
  15. Review and make relevant comments concerning the terms of the construction agreement, the submitted subcontracts, architectural and engineering design agreements.
  16. Building loan agreements as well as review both Contractor and Architect's qualification statements.
  17. Review and comment on construction and disbursement schedules as well as other submitted documents including but not limited to:
  18. Zoning approvals
  19. Building permits and approvals
  20. Utility company approval letters
  21. Soil and foundation engineering reports
  22. Designer's certification of code and ADA compliance
  23. Other duties as assigned.

Qualifications

  • Healthcare Experience Required.
  • OSHPD/HCAI preferred.
  • 7 yrs plus years of public works experience.
  • Experience managing municipal projects preferred.
  • Excellent written and verbal communication skills.
  • Strong organizational and analytical skills.
  • Ability to provide efficient, timely, reliable and courteous service to customers.
  • Ability to effectively present information.
  • Requires advanced knowledge of financial terms and principles.
  • Ability to calculate intermediate figures such as percentages, discounts, and commissions.
  • Conducts advanced financial analysis.
  • Ability to comprehend, analyze, and interpret complex documents.
  • Ability to solve problems involving several options in situations.
  • Requires advanced analytical and quantitative skills.
  • Intermediate skills with Microsoft Office Suite.
  • Ability to read and understand architectural drawings.
  • Knowledge in MS Project, leases, contracts, and construction practices.
  • Knowledge of the entitlement/permitting process and construction delivery methods and agreements.
  • Familiarity with construction best practices, general building codes, and various building types and systems.
  • JOC and or DB experience.
  • E-Builder experience preferred.
  • Passion for being detail oriented and highly organized.

Education and Experience:

Bachelor's degree in Architecture, Engineering, Construction Management, or related field.

Minimum four or more years' construction administration, architecture, engineering or similar experience.

Licensure as either a Professional Engineer or Registered Architect is desired.

Additional Information

The salary range for this full-time role is $160K-$175k per year.
