The Company

Our client is a commercial and residential real estate investment and development firm based in Littleton, CO. The 12 person team has the express focus of building a 10,000+ home community south of Denver, while also creating the vision and development scheme for the supportive Master Plan infrastructure of 3 million square feet of corporate, retail, and light industrial real estate.

The Position

The successful candidate will be responsible for performing financial analysis and underwriting for the commercial real estate projects (retail, office, light industrial and multi-family as well as analyzing residential land acquisition and doing financial analysis on land development. In addition, this role will assist the CFO and Controller with annual cash-flow projections and built-out projections. This position will work closely with the development and finance teams to ensure the financial feasibility of the commercial and residential land development projects. This position will interface with investors and lenders including responding to questions, generating reports, and drafting and presenting updates. The commercial underwriting and investor relations roles could expand significantly depending on the candidate's abilities. This position will report directly to the CFO.

Responsibilities

  • Conduct thorough financial analysis of potential self-developed, joint-ventured, or disposals of land for commercial real estate projects, including development proformas, cash flow projections, NPV analysis, and sensitivity analysis.
  • Analyze and interpret market trends and economic indicators to assess the viability of potential projects within the masterplan.
  • Evaluate and recommend financing options for new projects and acquisitions, including debt, equity, and joint venture structures.
  • Collaborate with the land development and financial teams on strategy and maintain annual and master-plan buildout projections.
  • Prepare and present financial models, reports, updates to senior management and external stakeholders, including lenders, investors, and partners.
  • Assist in the due diligence process for potential dispositions and deal structures, including review of financial statements, leases, and other relevant documents.
  • Develop and maintain relationships with external partners, including lenders and investors.

Qualifications

  • Bachelor's degree in finance, accounting, or related field.
  • Minimum 5-7 years of experience in commercial real estate financial analysis with increasing responsibility.
  • Strong analytical skills, including expertise in financial modeling and underwriting.
  • Knowledge of commercial real estate markets, trends, and economic indicators.
  • Ability to effectively communicate complex financial concepts to both internal and external stakeholders.
  • Experience with metro district financial operations is preferred.
  • Experience with investor relations including reporting requirements and compiling investor presentations and quarterly updates.
  • Experience with business plan submittals and cash flow forecasts for investor reporting.
  • Experience in negotiating and structuring equity and debt financing is preferred.
  • Proficient in Microsoft Excel and other financial modeling software.
  • Understanding of accounting and financial reporting.
  • Strong organizational skills and attention to detail.
  • Ability to work independently and as part of a team in a fast-paced, deadline-driven environment.
