Dedicated Tech Services, Inc. (DTS) is an award-winning IT consulting firm based in Columbus, OH. We now have an opening for a 3D/4D Modeling Consultant in a hybrid role in Cincinnati to assist in the consolidation and coordination of Reference Information Models (RIM) being prepared by the design team, assist WKJV staff in the use of consolidated model files, and generate 4D animations for use throughout the project. You will work with other team members to collect project artifacts and present them in a highly usable way for an enhanced understanding of the project scope and complexity. You will anticipate and track personnel hours, prepare and submit an estimated budget for the 3D/4D modeling efforts.

Job Description:

We are hiring an experienced 3D/4D Modeling Consultant to work for us as our direct, W2 salaried or hourly employee to join our team. You will:

  1. 3D Modeling: Develop and refine 3D models of complex construction elements such as bridge structures. Work with software tools to create accurate, detailed models that reflect real-world conditions.
  2. Creating 2D plan sets: Working on Reference Information Models (RIM) to create 2D plan sets.
  3. Versioning: Managing version control using a tool or model folder.
  4. Facilitation: Assisting with scheduling, consolidation, coordination, time tracking, budget estimation, and creating visuals.
  5. Collaboration and Communication: Communicating and working with the art director, sales team, and design team.
  6. 4D Scheduling: Link 3D models to the project’s construction schedule to create 4D simulations, offering a dynamic view of the project’s progression. Use the 4D animations to help stakeholders better understand the timeline and construction phases.
  7. Collaboration & Coordination: Collaborate with multiple engineering teams (such as Engineers of Record) to consolidate Reference Information Models (RIMs). Assist in the creation of 2D plan sets based on 3D model data. Coordinate and help develop Work Plans (MOT phase-based) for the construction project.
  8. Training and Support: Provide training to staff (such as WKJV personnel) on how to use the integrated 3D models and apply them to specific project phases.
  9. Use of LiDAR (Light Detection and Ranging): Scan an area and generate data points that represent the surface of a physical feature. This data can then be imported into 3D modeling software to build a virtual representation of the construction project.

Required Skills and Experience:

  1. At least 5 years of experience in a related field, ideally combining construction experience with modeling and scheduling expertise.
  2. Experience in construction processes and working with engineering teams to interpret plans and specifications.
  3. Experience working with Reference Information Models (RIM).
  4. The candidate must be local to the Cincinnati, OH area.
  5. Must provide 3 similar projects that demonstrate relevant experience.
  6. Detail-oriented and able to communicate with numerous personnel of the Project team's Contractor, Design and Owner entities.

Desired Skills & Tools:

  1. 3D Modeling Software: Proficiency in tools like Autodesk Revit, AutoCAD, Rhino, or similar platforms used in construction modeling.
  2. 4D Scheduling Software: Familiarity with tools like Synchro, Navisworks, or other scheduling software that supports 4D visualization.
  3. LiDAR Technology: Experience using LiDAR scanners to generate point cloud data and import it into modeling software.
  4. Attention to Detail: Must be meticulous in checking models for accuracy and ensuring that they align with the design plans.
