The team is staffed 24 x 7 onsite with Critical Facility Engineers (CFEs) on each shift. This team is the face of Vantage to our customers and the first line of defense regarding our campus's uptime and the performance of our customer installations. Using a Critical Maintenance Management System (CMMS) to plan and track work needed, the Site Operations department performs all preventative and corrective maintenance. Our culture expects and rewards team performance that engages directly with the customers and the facility infrastructure. This team does most of the actual work versus calling upon vendors. As a result, we provide superior, faster, and more cost-effective service.Position OverviewThe Senior Director, Site Operations leads the overall operations for a sub-region of data center campuses and will directly lead a team of managers/director-level positions. You will collaborate with Reliability Engineering, Security, Design Engineering & Construction and other resources to run the overall campus. This position will handle the workflow/work order management, training plans, event management, customer communications, hiring and performance management of the overall team.Our Critical Facilities Engineers are respected, well-trained, customer-focused and some of the best you will find in the industry. While you do not have to be the ‘alpha’ engineer to lead this team, you must possess an excellent overall understanding of typical electrical and mechanical building systems to direct the work that needs to occur when maintaining the overall environment.Essential Job FunctionsOwn the MEP operations functions across all properties within the Sub-Region with the objectives of safely and efficiently operating machinery and building systemsLead a team of Managers and/or Directors to ensure 24x7 operations coverageEnsure availability and capacity targets are achieved and maintained for data centers and technical infrastructure within Sub-RegionHold employees accountable to meet established goals and objectives for the organizationEnsure customers are satisfied and any issues with their services are resolved quickly and efficientlyAbility to understand the engineering and operational aspects of the building systems and recognize system performance deficiencies immediately and respond to operational and emergenciesEnsure adequate training of all facility engineers and other personnel on electrical/mechanical equipment, system maintenance, repairs, and operationDutiesLead all aspects of data center activities within the sub-region and represent the Operations organization in Executive meetings, KPIs, and customer meetingsRun Sub-Region budget and expenses through review and approval of purchase orders, invoicing, preparation of the CAPEX/OPEX operational budget, business case developmentEnsure that all sites are performing preventive maintenance and work according to Vantage standards and manufacturer specificationsCoordinate with vendors and suppliers in order to prepare and present estimates of cost of parts, equipment and supplies of installation and repairsHold campus management and staff accountable to coordinating and leading all aspects of work performed by external suppliers during preventative maintenance, corrective maintenance and break/fix incidents.Drive a culture focused on safety and standards by ensuring personnel perform work documented within established and approved MOPs/SOPs that outline all safety precautions and requirementsEstablish partnerships with Construction and other Vantage teams to ensure that all major projects performed at the facility are properly planned, completed, documented, and closed out in accordance with Vantage standards and best practices for the data center industryHandle campus staffing activities to ensure alignment to budget, headcount staffing, training plans, and vendor certificationsEvaluate the performance of systems and suggest cost-effective improvements to improve service and operating efficiencyEnsure that all sites within the Sub-Region are properly documenting all assets, spare parts, and activities performed at the facility to ensure an end-to-end Asset Management Lifecycle and facility status reportingWorking with your peers and the Vice President, Site Operations to align appropriate team performance goals and lead those to completionEvaluate and run performance evaluations for all employees in your organization, seek out guidance from others, and provide feedback and coaching to lead individuals and teamsProtect and improve the value of our assets and ensure that building machinery and systems meet or exceed their expected lifespanHandle contracted service work at the property, including understanding and developing the scope of service, bidding, awarding, and administering any contractsEnsure an outstanding customer service reputation for current & future Vantage customersJob RequirementsBachelor’s degree in engineering, business or related field, or equivalent work experience required10+ years of experience in facility/plant engineering and maintenance supervision, strongly preferred10+ years of direct managerial experience and interpersonal skills, strongly preferredConsistent track record of excellent internal and external customer serviceCommercially astuteAbility to communicate well in both oral and written reportsProficiency in Microsoft Office, Outlook, Word, Excel and building automation systemsWe operate with No Ego and No Arrogance.
