RESIDENTIAL CARETAKER

We have a newly created opportunity for an experienced residential property caretaker. This individual will be responsible for caring for the residential properties of the property Owner. Duties will include those that are personally performed and management of those performed by 3rd party vendors. These duties will consist of but not limited to the following:

* Responsible for maintenance and upkeep of all aspects of the grounds.
* Responsible for all day-to-day maintenance and upkeep of the property structures.
* Complete regular property inspections which include documenting deficiencies and consulting with supervisor/Owner to rectify identified deficiencies.
* Completion, management and filing of inspection reports for properties.
* Implement and/or revise preventive maintenance programs for all necessary facets.
* Conduct preventive maintenance on all necessary equipment/items (roof, HVAC systems, electrical, plumbing, etc.).
* Conduct routine repairs and maintenance on all items that do not require a licensed professional.
* Coordination of vendors as necessary.
* Manage Owner requests for repairs and maintenance.
* Assist with cleaning at primary home/property and additional sites as directed.
* Respond to inquiries from Owner and others in a timely and professional manner.
* Possess a strong skillset for handyman/maintenance duties.
* Possess a strong ability to communicate positively and professionally.
* Possess strong organizational and follow-up skills.
* Exhibit strong decision-making ability.
* Demonstrate a positive, professional, and client-orientated attitude.
* Minimal local travel (less than 10%) to include trips to pick up supplies and travel to special projects as necessary.
* Primarily responsible for 1 property but will be required to assist at additional properties as directed and is subject to change as need and special projects arise.
* Responsibilities include maintaining the landscaping, grounds and structures at the properties therefore is a physical role and requires regular walking, bending, kneeling, standing, lifting, etc. to perform the necessary duties.
* Basic handyman and maintenance skillset.
* Must be able to lift at least 50 pounds.
