These investments help revitalize historic sites and drive renewable and sustainable energy initiatives through innovative strategies, including private credit impact funds and tax credit equity investments (Historic, New Markets, and Renewable Energy Tax Credits).NTCIC also oversees the activities of National Trust Tours (NTT) and National Trust Insurance Services (NTIS).WORK OBJECTIVESNTCIC is recruiting a Director of Asset Management to lead a geographically dispersed team responsible for direct management of the company's Historic Tax Credit (HTC) and New Markets Tax Credit (NMTC) investments. This role also oversees NTCIC's private credit investment portfolio, including evaluation of financial and impact performance, risk management, portfolio systems, data collection, and compliance activities.DUTIES Lead the Asset Management team and support Asset Management team members with each of their respective portfolios through the life cycle of each investment from closing through construction, delivery of HTCs at placement in service, lease-up, stabilized operations, and exit. Oversee and support the team in the collection and review of NMTC investment documentation needed to ensure compliance with NMTC requirements, such as Substantially-All tests, CDE compliance, collection of AMIS and other CDFI reporting data, and QEI and QLICI documentation. Responsible for fully understanding NTCIC's existing project and asset management processes, investor requirements, and project related deliverables. Serve as a liaison with investor asset management departments and as a Fiduciary and Manager of Funds. Oversee and guide the Asset Management team in coordinating investor equity pay-ins, monitoring and facilitating annual collection of priority returns or residual cash flow distributions with developers and investors; and regularly review and analyze investor return performance and benefit schedules to identify trends, issues, and opportunities. Work collaboratively with NTCIC colleagues across acquisitions, project management, marketing, legal, asset management, finance, and accounting departments to ensure the efficient execution of asset management duties. Support Acquisitions team members by negotiating pay-in benchmarks and property reporting requirements, evaluating property insurance and environmental reports, and aiding in resolving construction-related matters as required. Oversee the organization and maintenance of all electronic and physical information filing systems, including closing binders, project documentation, reports, and tickler systems. Review and periodically update Operational Asset Management Policies & Procedures and Reporting Systems & Standards to ensure current institutional quality best practices are being maintained. Support the Asset Management team in resolving investment challenges including construction and operational issues, compliance with capital stack requirements, and financial documentation-through proactive monitoring and coordination of updated reporting, insurance, and tax information. Responsible for analyzing project status and preparing Monthly & Quarterly Investment & Portfolio AUM Performance & Watch List Reports for investors, senior leadership, and NTCIC's Board of Directors. Oversee the annual investment site inspection calendar and conduct or supervise site visits. Review site inspection reports prepared by Asset Management team members. Oversee the hiring and work planning process for Asset Management team members and evaluate staff performance; and make recommendations for bonuses, salary increases and promotions. QUALIFICATIONS Master's degree in business, finance, or real estate (or equivalent) or 10 years of progressively responsible experience in community development tax credit equity investment, including at least seven years of multi-asset class commercial real estate investment analysis and underwriting experience. Demonstrated excellence in interpersonal, leadership, and team management skills, with a proven ability to motivate and mentor a geographically distributed team in a dynamic, fast-paced environment. Excellent organizational, time management, and project management skills Demonstrated analytical expertise and attention to detail, with strong real estate knowledge-encompassing financial statement analysis, general accounting, construction and rehabilitation processes, property management, risk assessment and mitigation, and comprehensive compliance with financing reporting, funding benchmarks, tax credit regulations, and LLC operating requirements. Deep experience and technical knowledge of various tax credit programs (e.g., NMTC, HTC, ITC) and exposure to non-bank, private credit financing structures with social impact investment frameworks. Strategic thinker skilled in systems-based approaches and adept at leveraging AI tools to enhance data-driven decision-making. Demonstrated ability to translate high-level goals into actionable, measurable steps. Exceptional proficiency in word-processing, spreadsheet, database, and presentation software, coupled with excellent writing, communication, and presentation skills. Ability and willingness to travel periodically.
