We are here to help our customers realize success, own homes they love, and create more opportunities for them down the road.What Will You Do In This Role?The Director of Land Development is responsible for all aspects of land development activities and performs both office and field functions. The position will be responsible for the following in our Colorado Springs Market:Office Functional ResponsibilitiesPoint of contact for all internal and external stakeholders for Land development activities related to the community(ies) being managed.Preparation of the comprehensive community land development planEntitlement and construction schedule creation and maintenanceCreation and management of community budgets and cash flowsCreation and management of subcontractor agreements and change ordersCreation, publishing and management of the subcontractor bid process, including award of contracts, invoice review and payments, release of retention, and warranty related workCoordination with agencies, utility providers and municipal partners as requiredField FunctionsLead, manage and be accountable for Project Manager activitiesProactive management and coordination of the project's development workOn-time delivery of home sites including, but not limited to wet and dry utilities, roads, landscaping, amenities, and public service infrastructureClosely manage Project Manager(s) and subcontractor(s) to control cost variancesDaily safety, quality and storm water control and management to ensure zero incidentsLead, manage and be accountable for onsite safety, quality and storm water management to ensure zero incidentsEffectively obtain initial and final acceptance of improvements from agenciesThoroughly understand plans and specifications and provide recommended value-engineering ideas as applicableEnsure proper sequencing of work to minimize overall durations, rework and conflictsBuild and maintain relationships with agencies, municipal officials and subcontractorsWhat You Bring:Bachelor of Science with a degree in Civil Engineering or Construction Management preferredMinimum 7 years' work experience in related field.Self-starter and results orientedCommunicate effectively verbally and in written formExceptional organizational skillsAbility to multi-task and efficiently problem solveStrong understanding of the entire development processStrengths in forecasting, budgeting, scheduling, and business planningProficient in Microsoft Excel and ProjectSelf-motivated proactively manage communities and prevent problems with minimal accountability controlsTactful, professional demeanor with the ability to interact effectively with executive team, managers, associates, vendors and othersMust be able to perform complex tasks and handle multiple priorities simultaneously, while performing exceptionally under dynamic conditions and challenging deadlinesWork Environment & Physical RequirementsAbility to safely and successfully perform the essential job functions consistent with the ADA, FMLA, and other federal, state, and local standards, including meeting qualitative and/or quantitative productivity standards.Ability to maintain regular, punctual in person attendance consistent with the ADA, FMLA, and other federal, state, and local standards.Must be able to lift and carry up to 25 pounds.Must be able to talk, listen and speak clearlyBenefits & PerksComprehensive benefits package includes Medical, Dental, Vision, FSA accounts, 401K, Life Insurance, Short Term Disability, Long Term Disability, and EAPTime Off benefits include Vacation, Sick, Holiday, Bereavement, Jury Duty, FMLA, refresh, floating holidays, and parental leaveHome purchase discountTuition ReimbursementExpected Salary: $135,000-$155,000 annual base salary - This position is eligible for additional performance incentives through quarterly bonus opportunities.
