GAIA invests significant partner capital alongside its investors.Position SummaryGAIA is actively acquiring and developing residential assets a cross multiply strategies. We are seeking a Director of Acquisitions & Development to lead sourcing, underwriting, deal execution, and development oversight. This is a senior, hands-on role working directly with ownership, investors, and lenders.ResponsibilitiesAcquisitionsSource on-market and off-market acquisition opportunitiesUnderwrite deals and perform full financial and market analysisManage due diligence, contracts, and closingsBuild and maintain strong relationships with brokers, owners, lenders, and investorsPrepare investment memos and present deals to senior leadership and investorsDevelopmentLead projects from feasibility through construction completionManage entitlements, zoning, design, and permittingOversee budgets, schedules, and consultant teamsWork with architects, engineers, and contractors to deliver profitable projectsIdentify and manage risks throughout the development processStrategy & CapitalSupport debt financing, capital raises, and joint venture structuringTrack market trends, supply pipelines, and economic conditionsWork closely with Asset Management to hit business plan targetsQualificationsBachelor’s degree in Finance, Real Estate, Business, or related field (Master’s preferred)10+ years of experience in real estate acquisitions and/or developmentStrong experience in multifamily and residential projectsAdvanced underwriting and financial modeling skillsProven history of closing transactions and executing projectsStrong knowledge of zoning, development, and construction economicsHigh integrity, clear communicator, strong negotiatorComfortable in a fast-moving, entrepreneurial environmentLocation & CompensationPrimary office: Miami, FLSecondary / flexible office: New York CityCompensation based on experience
