We Own ItResponsibilities:Operations manager to review projects with MEPF team and determine level of MEPF oversight for each projectProject should not require any/much MEPF team interactionProject will require some advisory interaction from MEPF teamProject will require an onsite MEPF visit monthly or bi-monthlyProject will require an onsite 1-3 day a week MEPF representativeProject will require an onsite full time MEPF representativeProject will require an onsite full time MEPF groupInvestigation is required for ANY level of project assigned by Ops Manager to MEPF superintendentReview all mechanical, electrical, plumbing, and fire protection documents (drawings and specs) making notes on irregularities, contradictions, and items for clarificationUnderstand there are changing levels of contract documents. You'll need to review any changes from version to version (ie 50% dd to 90% dd)Give notes to project team for inclusion in constructability review questions/RFI'sFollow up to verify that issues list is being addressedCreate excel project equipment list as shown on most current contract documents. Equipment will be found on MEPF drawings usually on the "schedule" page but verify that equipment was not left out, by scrubbing and comparingGet schedule for jobsite weekly meetings. Reference item 1 for level of involvementReview spec related equipment issues with ACLP PM's and subcontractor PM'sReview all drawings for BAS related notes (ie bas monitoring of electrical equipment is usually a not on electrical riser drawingsSubcontractor page turnMeet with designated sub project manager as well as field supervisorReview specs, then details, then risers, then schedules, then planHave subs note all unusual or conflicting items and have them turn into thoughtful email clarification or RFIHave separate meeting with prime subs and their larger 3rd party subsMechanical to BAS controls contractorElectrical to fire alarm contractorVDC and BIM will need your guidanceGet with ACLP BIM/VDC coordinators early during design phaseAssist subcontractors with construction plansEquipment loading planFlush plansTemp power plansTemp air plansTesting planDamper testing logStart up planShut-down log/Utility outagesCommissioning planBegin TAB/START UP/COMMISSIONING conversationsMeet with commissioning agent and verify software preferred and expectationsMeet with TAB contractor and create a plan that suits schedule/divisions in the buildingMeet with subcontractors SU/CX representativesDrive subcontractors toward schedule completion with final integrated systems in mindSearch for scope gaps and FILL THEMWork with QA/QC team to verify items are closed out before real start up can beginReview project schedules with subs early and throughout the projectContinually review contract documents and manufacturers information with subsDrive ACLP team toward schedule completion with final integrated systems in mindReview project schedules with team members early and throughout the projectContinue to look for holes and gaps that are not seen by our general team and the overall scheduleCoordinate everyone involved in providing a final integrated system as designedTranslate between owner, EOR, ACLP, and subs to remove any doubt as to direction of the ship and guide all parties to the proper endPre-commissionSchedule pre commissioning with subcontractors to verify that systems work as designed BEFORE commissioning is scheduledRemember that not all systems/projects require the same level of commissioning. Don't complicate an uncomplicated projectRemember that SOME projects require a very high level of commissioning and will require stringent oversight on our MEP teams BEFORE setting up final commissioning with owners CX agencyPush subs to have factory start up of equipment, as they rarely understand the technical side of the equipment they providedSchedule final commissioning of systemsGet involved with and assist in scheduling Life safety testing, TDSHS testing, and Fire alarm testingDevelop your arguments early for and in opposition to the CX team INCLUDING the CX agent. Knowing your project, RFI's, and all expectations will help to keep commissioning moving alongHold CX meetings WEEKLY and Continue to communicate schedule and statusRequirements:Construction/install experience in the electrical fieldExperience setting and energizing electrical gear and componentsField/Labor management of electrical contractorExperience installing emergency power systemExperience with Fire alarm and low voltageExperience with power monitoring systemsExperience with lighting controlBenefits & CompensationWe offer excellent benefits including medical, dental, life and disability insurance, and a matching 401K plan.
