Asset ManagerThe Asset Manager will support the Senior Living Asset Management group in the oversight of its ~900 asset real estate portfolio. The Asset Manager will be responsible for working with Ventas's operating partners to assure compliance with leases, management contracts and other legal obligations, review financial performance, and identify opportunities to add value to the portfolio through transaction structuring, repositioning, capital improvements, and insights from data analytics.The Asset Manager will assist the Director and Senior Vice President in presenting performance results and transaction recommendations to members of Ventas's executive leadership team. Working cross-functionally with various departments including Investments, Legal, Financial Planning and Analysis, Risk, Treasury, and Data Science, the Asset Manager will gain exposure to many areas of the business.ResponsibilitiesLead high-impact asset management projects with executive-level visibility across ~900 Senior Housing communitiesMake recommendations to Director and SVP regarding opportunities to improve property performance and financial reportingPartner with the Director and SVP on portfolio optimization through strategic evaluations (e.g., buy/sell/hold recommendations, portfolio benchmarking) and execution of portfolio transactions including acquisitions, transitions, dispositions, lease restructurings, and capital recycling initiativesIdentify, prioritize and underwrite revenue generating organic capital investments utilizing market and performance analysis to guide strategic deployment of capitalProvide oversight of the lease portfolio, including monitoring of contractual renewals, annual rent escalators, re-tenanting opportunities, and overall complianceConsult with operating partners to review financial performance, community sales strategies, competition, labor, and other performance drivers to address issues related to agreements including performance targets and capital spending expectationsConduct periodic site visits to critical properties and markets to confirm performance expectations and deepen understanding of seniors housing operations, market fundamentals, and competitive dynamicsPartner with the Director on United Kingdom management contract structuring and negotiations, as well as portfolio wide management agreement and incentive fee tracking in collaboration with the SHOP Optimization teamSupport Financial Planning & Analysis (FP&A) team on internal reporting processes, including facilitation of reporting for inclusion in the Monthly Business Review and quarterly earnings preparation with executive leadersCoordinate with Investments Team to transition new investments into the portfolio, monitor and report progress on active development and redevelopment projects within the portfolio, and assist with asset disposition identification and processPrepare and present ad hoc analysis to Ventas senior leadership team regarding strategic and tactical opportunities for the portfolio; assist in preparation of materials for Ventas's quarterly Board of Directors meetingPerform risk management and regulatory oversight, including disaster preparedness, easements, tax matters, insurance claims, litigation, regulatory oversight, and treasury support (refinancings, debt compliance, etc.)Collaborate with the Director and SVP on purchasing and vendor relationship management to support portfolio operationsMonitor industry news and earnings results for other healthcare REITs and seniors housing operatorsShared management of 12 Financial AnalystsQualificationsBachelor's degree and strong academic record in Finance, Economics, or similar business or analytical field; Master's Degree, MBA, or JD preferred5+ years of experience with an established real estate investment firm, working on underwriting, development, operations, or financial management. Other relevant experience could include private equity or banking, seniors housing operations, management consulting or strategic project management, or an attorney with business acumenCore knowledge of real estate, financial statements, and general accounting concepts is required; healthcare knowledge and familiarity with "NIC" market analysis also a plusMastery of Excel, PowerPoint, and Power BISuperior critical analysis skills with the ability to evaluate complex problems from a business and legal perspective and recommend well-reasoned courses of action in a concise mannerCollaborative, team-oriented and eager to continuously learnAbility to occasionally work long and unpredictable hours, and travel 1020% (including international travel, as needed)
