If you're ready to be a part of our team, we encourage you to apply.Position SummaryThe General Manager inspires and leads the property team and collaborates across disciplines to achieve property specific business metrics and goals. The General Manager builds strong local community relationships, champions corporate-wide initiatives and achieves operational excellence in all areas while complying with safety and health principles.ResponsibilitiesOperate a clean, well maintained property providing guests with a positive shopping experiencePrepare and manage multi-year ordinary capital and operating expense plans to meet or exceed company expectationsStrong ownership and knowledge of key metrics for the property including net operating income, cash flow, occupancy, sales, and property financingManage and develop the talent of the property team while ensuring compliance with all company policies and proceduresDemonstrate executive leadership by guiding successful teams representative of the company's core valuesPartner with corporate departments including Leasing, Accounting, Finance, Marketing, National Operations, Human Resources, Development (as needed) to ensure property and corporate objectives are metDevelop strong relationships with existing and prospective tenants to know sales performance, merchandise trends, top performing categories/brands and be familiar with local market business and real estate trendsDevelop favorable relationships with local officials, government leaders, first responders, key stakeholders, and community organizationsIdentify opportunities to create meaningful partnerships and experiences that drive community connection with the propertyUnderstand all REA obligations and partnerships with adjacent property ownersSupport the real estate tax team in developing proactive tax strategiesSupport corporate sustainability efforts to reduce the property's carbon footprintMonitor and assist with accounts receivables as needed to achieve company objectivesSupport the Safety, Health, and Environment program by incorporating Brookfield Properties' Life Saving Principles into your work planning and executionParticipate in the Manager on Duty (MOD) schedule during non-office hours, including evenings, weekends, and holidaysQualificationsHigh school diploma or GED requiredBachelor's degree preferred2+ years of experience or training in shopping centers or equivalent management and leadershipStrong leadership, interpersonal and relationship building skillsGood working knowledge of financial analysis, budgeting, and forecastingEffective writing and communication skills in public speakingAbility to adapt to changing work environmentStrong working knowledge of various computer software such as Microsoft Office, Microsoft Teams, JDEdwards, SalesforceRecognizable industry certification preferredOSHA General Industries 30-Hour course preferredCore CompetenciesDecision Quality, Directs Work, Builds Networks, Communicates Effectively, Being ResilientPhysical DemandsThe employee is regularly required to sit; use hands to finger, handle, or feel; and talk or hear. The employee frequently is required to stand, walk, and reach with hands and arms. The employee is occasionally required to stoop, kneel, crouch, or crawl. The employee may frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
