Responsible for directing and mentoring on-site staff. The position requires business management acumen and must demonstrate strong leadership, organizational and time management skills, as well as strong communication and client service skills.Major duties and responsibilities include:Practices implementation of Operation Zero and all Manhattan safety policies.All qualities/responsibilities of a Project Manager 1, plus:Manages Conflict Resolution Process with OwnersManages Change Order Negotiations with SubcontractorsPrepares and submits Change Order Requests and completes negotiations for changes.Settles disputes and back changes.Serve as Client - Project Management Point of ContactDevelops and Leads Pre-Con MeetingsResponsible for Project CloseoutReviews and approves subcontractor and vendor pay applications, invoices, and payables for accuracyPrepare Labor Analysis/labor projections and manage job costs.Manages the process of preparation of the Project Execution PlanManages preparation and issuing of Subcontractor Information/ Welcome Package Lead Owner/ Architect MeetingsAssign Project Team ResponsibilitiesOrganize and Lead Trade Contractor MeetingsLead Owner/ Architect/ Contractor MeetingsManage Process of Master Schedule/Oversee UpdatesPrepares Final PSR and presents the report in a Project Close-Out meeting.Lead Project Execution Planning ProcessIdentifies and manages risk proactively to mitigate Project RiskLeads Safety Management Teams on ProjectsResponsible for conducting themselves in accordance with our Guiding Principles and exhibiting attributes matching the Way We Work.Other duties as assignedJob skills and abilities guidelines include:Has completed OSHA 30-Hour Safety Certification and First Aid & CPR Training and Certification.Effective CommunicatorComputer knowledge and efficiency, including Microsoft Office productsProven experience in Manhattan document control and schedule softwareThorough understanding of the industryStrong written and verbal communication skillsGood math/accounting skillsStrong management skillsFunctions effectively as part of a teamAbility to develop or maintain relationships with clientsAbility to maintain discretion and confidentiality at all timesDependabilityExcellent time management and organizational skillsStrong decision-making/problem-solving skillsMinimum qualifications include:Bachelor's Degree- Construction Management, Engineering or equivalent. May substitute required education degree with related experience on a one-to-one basis8 years of industry experienceProven ability to manage projects in excess of $25 millionWorking conditions and physical efforts include:You must be adaptable to all types of weather conditions and traverse and inspect all areas of a construction job site, including walking, climbing, reaching, bending, crawling, or stretching.Ability to physically stand, bend, sit for long periods, and squat throughout the day.Ability to repeat the same movements.Ability to communicate effectively to participate fully in meetings, video conferences, and phone calls.Ability to compose, send, and reply to emails and written correspondence.Must be able to lift, pull, or move up to 50 pounds at a time.Travel may be required occasionally, primarily in the metropolitan area but sometimes domestically (must have a valid Driver's License).Exposure to characteristic construction site hazards.Founded in 1896, Manhattan is a top-ranked national construction services firm that provides preconstruction, construction management, program management, general building, and design-build services.
