DFS originates two main loan products a short-term bridge loan for fix & flip investors, and a long-term rental loan for landlords growing their rental portfolios. The Senior Special Assets Analyst plays a critical role in managing and resolving distressed loan assets within Dominion Financial Services' commercial lending portfolio. This position requires a detail-oriented professional with strong analytical skills, legal knowledge, and the ability to manage complex workout situations from identification through resolution. Risk Management & ComplianceYour ImpactOversight of past-due and non-performing loan accounts.Protect DFS's portfolio by minimizing lender losses while balancing borrower needs.Provide compliance oversight and ensure adherence to internal policies.Collaborate cross-departmentally to maintain strong portfolio management practices.Guide the Special Assets team through data analysis, reporting, and vendor management.In This Role You Will:Loan Analysis & Problem ResolutionConduct comprehensive reviews of non-performing and underperforming loans to assess risk exposure, collateral value, and borrower capacityResearch complex loan issues including title defects, lien priority disputes, HOA matters, tax delinquencies, and insurance lapsesDevelop and recommend workout strategies including loan modifications, forbearance agreements, discounted payoffs, deeds-in-lieu, and short salesAnalyze financial statements, appraisals, property inspections, and market data to inform decision-makingPrepare detailed loan summaries and action plans for management review and approvalForeclosure & Legal Matter ManagementOversee foreclosure proceedings across multiple jurisdictions, ensuring compliance with state-specific laws and timelinesCoordinate with external legal counsel on foreclosure filings, bankruptcy matters, and litigationMonitor legal matter progress, review attorney invoices for accuracy, and maintain foreclosure timeline documentationManage REO (Real Estate Owned) properties including vendor coordination, property preservation, marketing strategies, and asset dispositionResearch and resolve title issues, lien releases, and property encumbrances that impede foreclosure or sale processesSalesforce Development & System ManagementDesign, implement, and maintain Salesforce workflows for special assets tracking, reporting, and case managementDevelop custom fields, reports, and dashboards to provide real-time portfolio visibility and performance metricsEnsure data integrity and accuracy across all special assets records in SalesforceTrain team members on Salesforce functionality and best practices for special assets documentationCollaborate with IT and operations teams to optimize system integration and automation opportunitiesPolicy, Procedure & ComplianceDevelop, document, and maintain comprehensive policies and procedures for special assets managementEnsure all special assets activities comply with federal and state regulations, investor guidelines, and internal policiesAssist in the creation and maintenance of standard operating procedures (SOPs) for foreclosure processes, REO management, loss mitigation, and vendor oversightSupport internal and external audits by providing documentation and process explanationsReporting & AnalyticsCreate and distribute regular special assets portfolio reports including aging analyses, loss projections, recovery rates, and performance metricsDevelop executive-level dashboards and presentations summarizing portfolio health and key trendsConduct ad-hoc analysis on portfolio segments, loss drivers, and operational efficiency opportunitiesTrack and report on vendor performance including attorneys, appraisers, inspectors, and REO brokersMaintain accurate records of all special assets activities for audit and regulatory purposesProject Support & Cross-Functional CollaborationSupport special projects related to portfolio optimization, system implementations, and process improvementsCollaborate with loan servicing, underwriting, and relationship management teams to identify early warning signs of distressParticipate in strategy meetings and contribute recommendations for portfolio management approachesRequirements:5+ years of directly related professional experience in a commercial lending environment.Proven ability to present ideas and recommendations to executive management.Thorough knowledge of RTL and DSCR loans, accounting, financial statement analysis, cash flow, and credit workouts.Strong understanding of financial and legal processes in commercial lending.Proficiency with Microsoft Office (Excel, Word).Bachelor's degree in a related field required.Preferred Qualifications:Sense of urgency and appreciation of timeliness to protect company value.Collaborative approach with strong team orientation and continuous improvement mindset.Ability to thrive in a fast-paced environment managing multiple priorities.Excellent decision-making, problem-solving, and business judgment.Strong oral and written communication, interpersonal, and presentation skills.Ability to interface effectively with all levels of management.Salesforce experience preferred.Exceptional organizational skills.Benefits:Health insuranceDental insuranceVision insurance401(k)401(k) matchingPaid time offWhile At Dominion You Will Enjoy:Company outings & social eventsVirtual eventsCompanywide competitions and rafflesPersonal Financial WorkshopsOrioles Season Tickets
