The Town of Needham seeks HVAC Technician candidates to maintain and control the Town of Needham HVAC systems by use of a direct digital, centrally located, stand-alone building management controllers, and manual mechanical controls. The Building Maintenance Division is responsible for the maintenance of the HVAC systems in all Town and School buildings, in a campus style environment with the majority of buildings renovated since 2000. Check out more via the 'Benefits' tab at the top of this posting. Weekly schedule is Monday through Friday 6am 2:30pm, with on call availability needed. Maintain control system for all types of ventilation distribution systems including variable air volume controllers, RTUs, ERUs, Fan Coil Units, MAUs, pumps, VFDs, and independent building control systems (pneumatic, electric/electronic, or a combination of both). Order and maintain inventory of parts for routine HVAC maintenance and repairs; provide services at night or on weekends and holidays at the request and direction of the HVAC Supervisor; respond to emergency service calls on a 24-hour basis; participate in snow and ice removal efforts from all buildings as assigned; perform other related duties as required. Monitor, analyze, and correct alarms and system problems both by computer and by performing repairs in the field. Monitor and provide for the proper maintenance and operation of all burners, boilers, service pneumatic, electric, and electronic temperature controls; and calibrate, rebuild and replace thermostats. Perform periodic maintenance on roof-top exhaust fans and associated equipment; service unit ventilators, including dampers, actuators, and sensors; maintain air-handling equipment and troubleshoot air conditioning units; and perform periodic maintenance on air compressors and related devices. Operate, troubleshoot, and program computerized energy management systems; rebuild and replace steam traps and valves; inspect and repair ductwork including dampers, diffusers, grills, and insulation; conduct air testing operations, including measurements for carbon dioxide, air flow, humidity, and temperature; and perform routine service on condensate return systems and tanks and boiler water chemical treatment and feed systems. Participate in meetings with contractors, town committee members, managers, and others to discuss or explain technical systems, problems, installations, and design issues. With other skilled trade staff in the department, participate in coordination and/or installation of larger projects requiring multiple trades. Collaborate with other HVAC Technicians and contractors to ensure preventative maintenance of control systems and components meets standards and the expectations of the manufacturer. Carry out System Utilization Review of system software to ensure the operating logic is performing optimally. Uncover abnormal system conditions and initiate corrective action. Work with contracted MEP services for preventative and corrective maintenance. Perform Remote Diagnostics. Provide technical assistance and training to other trades staff if needed. Keep abreast of all safety and building codes, asbestos laws and guidelines, and material safety data sheets (MSDS) regarding products and supplies used in the performance of duties; maintain a clean and orderly work area and vehicle. To be considered for the position, applicants must have at least: Minimum of three (3) years of relevant work experience in diagnosing, repairing, and maintaining commercial level heating, ventilation, refrigeration, and air conditioning systems (a two-year technical degree in HVAC, programming controls, or equivalent may be substituted for two years of experience). Completion of four years of high school or equivalent. Motor vehicle license. OSHA 10 Hour Training is required by the end of the first year of employment. Experience installing, inspecting, servicing, repairing, replacing, and calibrating building automation systems, and experience using programming features of building automation systems. Preferred, but not Required, Qualifications: EPA Universal certification. One of the following preferred valid state or federal license in: Refrigeration, Oil Burner, Powerplants, Fireman, Pipefitter, Steamfitter, or equivalent.
