POSITION OVERVIEW Job Title: Operations & Maintenance Technician JOB SUMMARY Join Uptown Rental Properties as an Operations & Maintenance Technician, where youll take on a critical role in maintaining our high standards of service and ensuring an exceptional resident experience. Were seeking a skilled and dependable professional to handle maintenance requests with expertise and a focus on quality outcomes. Key Performance Objectives (in order of priority):
  1. After-Hours Response (5%): Address emergency maintenance calls during scheduled on-call shifts, providing timely solutions to keep residents satisfied.
  2. Core Work Execution (60%): Prioritize and complete work orders efficiently and cost-effectively, meeting Uptown Rental Properties industry-leading standards while enhancing the resident experience.
  3. Effective Communication (15%): Maintain clear, consistent dialogue with residents, team members, and vendors to ensure smooth operations and high-quality results.
Note: 20% of your time is set aside for unexpected tasks and interruptionsflexibility is part of the job. ESSENTIAL DUTIES AND RESPONSIBILITIES To succeed in this position, youll need to excel in the following areas.   1. Represent the Company: Act as Uptown Rental Properties on-site professional, consistently demonstrating reliability and a strong work ethic.
  2. Point of Contact: Serve as the first responder for residents during after-hours on-call shifts, resolving urgent issues with efficiency and care.
Operational Responsibilities
  1. Focus on Quality: Ensure all resident interactions during work order completion reflect Uptown Rental Properties commitment to excellence.
  2. Strategic Planning: Collaborate with the O&M Supervisor to schedule and prioritize daily work orders based on urgency, skill, and location.
  3. Timely Execution: Handle high-priority tasks promptly under the direction of the O&M Supervisor to keep operations running smoothly.
  4. Resource Coordination: Order and gather necessary materials in partnership with the O&M Supervisor to complete jobs effectively.
  5. Resident Updates: Keep residents informed about work progress and completion through clear, professional communication channels.
  6. Broad Skill Set: Tackle a wide range of taskselectrical, plumbing, HVAC, painting, janitorial, preventative maintenance, landscaping, and inspectionswith precision and efficiency.
  7. Vendor Collaboration: Coordinate with preferred vendors for specialized work beyond in-house capabilities, keeping records updated as needed.
  8. Team Support: Work closely with Property Managers and fellow Maintenance Technicians, seeking assistance when necessary to meet deadlines.
  9. On-Call Documentation: Log and update work orders during after-hours shifts using the companys internal management system.
  10. Progress Reporting: Communicate regularly with Property Managers, Facilities Foreman, and peers, flagging any challenges that could impact completion.
  11. Resource Stewardship: Use company assetsvehicles, tools, phones, and equipmentresponsibly and professionally.

Compensation details: 22-24 Hourly Wage
