This role will be central to the our investment strategy, with involvement in all aspects of the deal life cycle, including deal sourcing, term sheet, PSA, and/or JV documentation and negotiation, entitlements and permitting oversight, lease negotiation, lender coordination, due diligence coordination, contractor management, and proforma and underwriting oversight.You will serve as the primary acquisitions and development leader on critical projects, ensuring flawless delivery while protecting key tenant relationships, financial targets, and executional risk. This is a hands-on leadership role requiring transactions, legal, financial, and development management acumen.What You'll Be Working On:Originate new business opportunities for the platform, including sourcing, initial due diligence, term sheet/LOI structuring, and internal approvalsLead the development and execution of Crusoes multi-billion dollar data center campuses, from initial planning through deliveryManage project-level joint venture agreements, lease documents, loan agreements, and entitlement approvalsServe as the primary point of contact with lenders, tenants, government agencies, and internal stakeholdersDirect construction managers, engineering teams, and third-party consultantsBuild and maintain master project schedules, aligning design, permitting, and construction milestonesIdentify and proactively resolve execution risks before they impact deliveryHelp scale Crusoes real estate investment function by mentoring future hires and contributing to long-term org designWhat You'll Bring to the Team:Minimum 10 years of experience in real estate acquisitions and development roles, preferably in office, industrial, life sciences, or infrastructureStrong working knowledge of term sheet/PSA negotiations, JV structuring, lease negotiations, construction contracts, and financingExtensive transaction experience in acquisitions and dispositions and/or large scale development project oversight end-to-endAbility to operate at both strategic and executional levels with limited oversightBackground in institutional real estate investment or development or commercial real estate transactions advisoryExperience working in entrepreneurial environments with a bias toward actionBased in or willing to relocate to the San Francisco Bay AreaBonus Points:Prior exposure to data centers or digital infrastructureExperience with carried interest structures or performance-driven incentive programsFamiliarity with utility coordination, permitting timelines, and municipal approval processesBenefits:Industry competitive payRestricted Stock Units in a fast growing, well-funded technology companyHealth insurance package options that include HDHP and PPO, vision, and dental for you and your dependentsEmployer contributions to HSA accountsPaid Parental LeavePaid life insurance, short-term and long-term disabilityTeladoc401(k) with a 100% match up to 4% of salaryGenerous paid time off and holiday scheduleCell phone reimbursementTuition reimbursementSubscription to the Calm appMetLife LegalCompany paid commuter benefit; $300/monthCompensation RangeCompensation will be paid in the range of up to $180,000-$270,000 + Bonus.
