Job Description – Project Manager

PSS’s Project Manager drives multiple steel projects through all phases (post award) of the process from initiating detailing process with vendors, ensuring structure fabrication is on time, coordination of scheduling installation of steel structures and coordination with AFS superintendents to drive a seamless process when needed between wood and steel installations on the same project. Responsible for project communication with clients, troubleshooting and negotiation of project scheduling, management of all change order processes and documentation. Is expected to understand job financials at all times to determine adherence to expected labor and material costs. Visits job sites and partners with installation crews to understand job challenges in order to effectively convey to clients when needed.


Essential Functions

Accountable for successful and complete oversight of steel projects as assigned to include scheduling, tracking of progress and billing and overall project success.

  • Award and manage detailer and shop drawings process.
  • Review and submit shop drawings for approval. Release fabrication drawings once approve and make sure fabrication schedule meets project installation requirements.
  • Monitor progress and implement improvements through project completion.
  • Submit and manage project RFIs.
  • Review project status and prepare monthly billings for A/R to bill.
  • Track project change orders and send out change order logs twice a month to GC project managers to confirm we are current and on the same page for all outstanding costs.
  • Prepare and control operational budgets.
  • Review and price out change orders.

Responsible for driving effective communication with clients on project process and selected vendors on all assigned jobs during preconstruction, construction, and close-out. Responsible for keeping internal support staff informed on activities that affect their respective departmental functions.

  • Develop a working relationship with GC’s project manager and superintendent with consistent open communication.
  • This role owns the communication for all assigned clients on project progress and all deviations from the original bid including change orders.
  • Ensure all project communication to clients are documented by email within 24 hours, or similar reasonable time period.
  • Perform regular onsite job visits as needed.
  • Responsible for consistent communication with internal staff including Dispatch, A/R and Superintendents to stay on top of department deliverables that encompass equipment scheduling and call offs, change orders, Any new billing, contract details are communicated to Contracts Administrator for documentation.

Monitor job budget throughout project execution to track adherence and allocation of job costs – labor and material costs.

  • Investigates and mitigates any budget deviations and escalates when necessary to CEO/Operations Manager.

Manage and ensure all document control activities are undertaken as expected from clients, sign offs are documented and project document files are complete with project sign-offs, including warranties.

  • Manage all project documents, Plan, RFI’s, Submittals. Maintain project plans and shop drawings on plan sticks. Manage all RFI’s and Submittals. Print and distribute shop drawings for field use.

Knowledge, Skills, and Abilities Required


Office suite software — Microsoft Office

Building and Construction — Knowledge of materials, methods, and the tools involved in the construction or repair of houses, buildings, or other structures such as highways and roads.


Administration and Management — Knowledge of business and management principles involved in strategic planning, resource allocation, leadership technique, production methods, and coordination of people and resources.

Education - BA or BS (college graduate)
