Position Description: Prepare detailed estimates for the project based on the design documents, narratives, and specifications, focusing on the Mechanical/Plumbing/Fire Protection trades.

Reports to: Preconstruction Manager / MEP Manager

Essential Duties & Responsibilities:

  • Lead mechanical estimating responsibility for complex projects such as Mission Critical, Market Segment, and Government jobs with MEP package contract value of $25M+.
  • Communicate estimate and scopes of work to stakeholders (e.g., Turner staff, architects, engineers, and owners).
  • Prepare quantity take-offs, analysis, estimates, and studies for Mechanical, Plumbing, and Fire Protection items incorporated in scope from conceptual design through completed construction documents. Preliminary design work may be required to complete conceptual estimates.
  • Analyze existing site conditions and contract documents (e.g., plans, specifications) to determine required scope not already indicated.
  • Establish working relationships with local material suppliers and equipment vendors to solicit accurate and current pricing of plumbing fixtures, HVAC equipment, piping and sheet metal material, and miscellaneous material pricing.
  • Develop working relationships with local Mechanical, Plumbing, and Fire Protection trade partners to maintain an active list of qualified bidders for projects.
  • Perform constructability analysis of project documents. Communicate design and constructability issues to project team and stakeholders per the project contract.
  • Provide first costs analysis and participate in life cycle analysis with the Design team.
  • Participate in decision-making processes with Operations and Procurement to determine MEP trade partners to utilize in project pursuits.
  • Lead company-wide or regional MEP strategic initiatives and/or special projects.
  • Contribute subject matter expertise of Mechanical, Plumbing, and Fire Protection systems for project pursuits.
  • Participate in the development and implementation of MEP training.
  • Lead integration of MEP Operations staff during MEP PreCon process and serve as a resource to guide and consult with staff through to construction. Review general conditions and general requirements items to properly address in estimates including, but not limited to, items such as temporary heating/cooling, including estimating of natural gas consumption during construction.
  • Coordinate equipment pricing with SourceBlue for Mechanical, Plumbing, and Fire Protection estimates.
  • Conduct value analysis to define cost-efficient alternatives to proposed Mechanical, Plumbing, and Fire Protection systems, materials, and equipment.
  • Serve as liaison with Engineers, Design consultants, Trade partners, other Turner staff, and Owner’s representatives to resolve Mechanical, Plumbing, and Fire Protection issues related to project preconstruction efforts.
  • Prepare estimates and proposals for contract types (e.g., lump sum, GMP, Cost Plus).
  • Participate in estimate reviews with the Design team and client.
  • Participate in project hand-off to Operations to ensure proper transfer of knowledge from Preconstruction to operations.
  • Participate in authoring scope requisitions for bidding/procurement of Mechanical, Plumbing, and Fire Protection systems; coordinate with fellow estimators to eliminate scope gaps and overlaps.
  • Evaluate trade partner proposals relative to their scope of work and determine scope coverage and manage identified scope gap risks.
  • Assist project staff to evaluate large change orders.

Qualifications:

  • Bachelor’s Degree in Engineering, Architecture, Construction Management, or related field, and minimum of 8 years of related Mechanical, Plumbing, and Fire Protection systems estimating experience or equivalent combination of education, training, or experience.
  • Extensive knowledge of Mechanical, Plumbing, and Fire Protection systems.
  • Formulate advanced scenarios to address known and unknown scope relative to comprehensive cost analysis for Mechanical, Plumbing, and Fire Protection systems, based on contract documents, drawings, specifications, scopes of work, and project schedule.
  • Leverage relationships with vendors, trade partners, and project team members to elevate client service.
  • Excellent project management skills with the ability to multitask and prioritize competing demands in a deadline-driven environment.
  • Professional written and verbal communication skills to deliver presentations with confidence.
  • Proficient computer skills and Microsoft Office suite of applications.
  • Supervisory experience desired, able to delegate, coordinate the work of others, monitor performance, and deliver feedback.
