AECOM is seeking a Senior Analyst, Real Estate Advisory to support economic and financial analysis of real estate development projects for public and private clients, with experience in Federal/Department of Defense projects. This opportunity would be based in Arlington, VA; Raleigh, NC; or Atlanta, GA, remote options may be offered local to these offices. The Economics + Advisory Practice has three core disciplines: Sustainable Economics, Economic Development & Urban Policy, and Real Estate Advisory. Our Real Estate Advisory team helps clients pursue real estate development that achieves civic goals. That includes making decisions about market demand, feasibility, and financial requirements as well as social impact, economic development, and public benefits.

The Senior Analyst will work as part of a multidisciplinary team to lead discrete technical tasks, including developing and implementing quantitative analytical approaches; conducting data analysis, economic and financial modeling, literature reviews, and stakeholder interviews; developing graphics and presentations to communicate key findings; and writing sections of client deliverables and proposals. The position requires the ability to work closely with managers to balance multiple projects and deadlines, delegate appropriate tasks to more junior staff, and communicate clearly with both clients and other team members.

This role would involve working closely with AECOM’s Federal Planning and Urban Design studios, as well as other practices/disciplines, on projects for the U.S. Government, including the Department of Defense, as well as other Federal entities, in addition to work other projects for public, private, and nonprofit clients. Examples of relevant projects include:

  • Economic analysis and feasibility studies comparing multiple courses of action for both MILCON and NAF major construction projects
  • Project validation assessments providing an independent third-party assessment of the business case for projects designed to support the morale, welfare, and quality of life on military installations
  • Joint land use studies between DOD installations and their surrounding communities
  • Other joint studies assessing vulnerability of DOD installations/federal entities to environmental, social, and economic shocks & stresses
  • Feasibility assessments of public-private partnerships and joint ventures between multiple levels of government and the private and non-profit sectors

The successful candidate will have experience with market and financial feasibility analysis; economic and workforce development strategies; business case analysis; cost-benefit analysis; fiscal and economic impact analysis; and public-private partnerships and transaction support.

Minimum Requirements
  • BA/BS + 4 years of related experience or demonstrated equivalency of experience and/or education
Preferred Qualifications
  • 5+ years' experience preferred
  • Master's Degree in Real Estate, Finance, Economics, Business, Public Policy, Urban Planning or a related field
  • Experience working on Federal and DOD projects, including economic analysis and business case analysis
  • A DOD common access card (CAC), or the willingness and appropriate background to obtain one
  • Experience developing cashflow models in Excel reflecting capital asset investments and returns
  • Experience leading discrete technical tasks, presenting and developing content for client deliverables and proposals, interviewing project stakeholders, and presenting professional work at meetings
  • Demonstrated experience navigating and thriving in a multi-disciplinary work environment
  • Experience with ArcGIS and other spatial analysis tools
  • Experience utilizing economic and real estate data sources such as CoStar, municipal open data portals, ESRI Business Analyst, OnTheMap (and other U.S. Census products)
  • International experience appreciated
