Triangle DeCon Services Inc. is a boutique full service real estate advisory firm with a focus on project development and construction management for our valued private developers and public organizations in Southern California. Our team consists of licensed Professional Engineers (PE) certified Project Management Professionals (PMP) certified professional with Design Build Institute of America (DBIA) licensed General Building Contractor and other industry designations. We can provide entitlement development design procurement construction management project management expert witness and litigation support services on a variety of building types. Our experienced team have provided these services to successfully deliver various facilities for public school districts college districts universities commercial developers hospitality owners multinational CM/PM consultants and other valued clients.

This is a fulltime position working with Los Angeles Community College District at Los Angeles Pierce College. In this role you will coordinate the preparation of project schedules ensuring they align with defined philosophies. Youll review contractor schedules for contract conformance and quality assurance evaluate contract change orders for budget and schedule impacts and perform time impact analyses on project delays and potential claims. Your responsibilities will include conducting Critical Path and Earned Value analyses identifying and resolving schedulerelated issues and conducting site visits for progress reporting. Additionally youll review contractors weekly and monthly schedule progress prepare narratives of findings and present them to management. Youll also perform cost analyses prepare costloaded schedules for cash flow projections and ensure compliance with Build LACCD guidelines. Effective communication and flexibility in schedule and transportation are essential as is the ability to work in a fastpaced environment. The ideal candidate will have 35 years of experience in project scheduling on large construction programs a relevant bachelors degree and advanced proficiency in Primavera Scheduling Software and MS Office applications.
Responsibilities
- Coordinate the preparation of project schedules based on defined project philosophies
- Perform contractor schedule reviews for contract conformance and quality assurance
- Evaluate contract change orders and amendments for impact on budget and schedule
- Perform time impact analysis of project schedule delays and potential claims
- Participate in change order negotiations
- Perform Critical Path and Earned Value analyses
- Identify schedule related problems which arise during project and recommend corrective actions and creative solutions
- Conduct construction/project site visits for progress reporting.
- Review contractors weekly and monthly schedule progress prepare narrative of findings submit and present to management for decision making
- Review and evaluate contractor recovery schedules.
- Perform cost analysis in support of design and construction phases of capital projects.
- Analyze actual expenditures versus budget performance.
- Prepare cost loaded schedule to support comprehensive cash flow projections
- Understand interpret and apply contracts policies and procedures within Build LACCD guidelines.
- Communicate effectively orally and in writing
- Excellent oral and written communication.
- Flexibility in schedule and transportation to work at multiple sites based on assigned schedule and duties
- Ability to work in a fastpaced environment
Minimum Qualifications & Experience
- 35 years of experience in project or program scheduling on large construction programs
- Bachelors degree in Architecture Engineering Construction Management Business Administration or other related field. Additional qualifying experience in excess to the minimum stated above may be substituted for the required education on a year for year basis.
- Advanced proficiency in specified software including but not limited to Primavera Scheduling Software MS Office Applications including Project Excel Word and PowerPoint.
- Knowledge of theories principles and practices of cost engineering and scheduling.
- Experience with time impact analysis.
