The Utility Systems Repairer/Operator (USR0) is a member of a two person team that is responsible for the safe operation of the Utility's Management Center. The Utility Management Center consists of two plants and their related equipment: 55,000 lbs. per hour Central Steam Plant 8M BTU condensing water boilers and a 2,795 ton Central Chiller Plant and after hour's operation and maintenance of the complete facility.
Duties
Work consists of a broad variety of duties requiring many different and unrelated processes and methods to ensure that the mission of environmental care is carried out in an efficient and economical manner. Much of the work involved is limited guidance and the incumbent often after much consideration must make many independent judgments. Many of the complex decisions are based upon years of experience in the field of the USRO. The USRO is responsible for the safe operation and maintenance of the central steam plant consisting of both water-tube and fire-tube (1) boilers with the capacity of producing 1,700 HP at 55,000 lb. of steam per hour. The operation and maintenance of four (4) condensing water boilers. The operator follows established procedures during the lighting of, operation, sequencing, and during all boiler procedures and testing, on a yearly basis, must complete annual inspections of both types of boilers Incumbent inspects fire box for refractory ass and tube wear on the outside of tubes. They run a water pressure test to inspect for leaks on tubes. Operates and maintains all support equipment: deaerator tank, condensate tank, condensate pumps, feed water pumps, forced draft blowers, air compressors and fuel oil pumps. Incumbent maintains the strainers on the feed water and fuel oil pumps. Changes flow charts, and computes daily use of make-up water, steam production, fuel usage (both natural gas and diesel) and calculates heating and cooling degree days to validate efficient operation. Performs hourly inspection of equipment under load. Records diesel fuel tank levels and usage daily. The USRO is responsible for the safe operation, sequencing and maintenance of the central chiller plant consisting of (4) 500 ton centrifugal chillers, (1) 200 ton screw type heat pump chiller (4) 100 HP secondary chill water pumps, (4) 100 HP condensing water pumps and (4) 100 HP primary chill water pumps that operate in a chill water loop. Incumbent performs operator-level preventive and corrective maintenance on chillers, cooling towers, fire-tube and water tube boilers, pumps, valves steam traps, valve actuators and damper linkages and other associated equipment. Incumbent maintains proper control of boiler water, condensate water, chilled water, and cooling towers through daily testing and adjustment through chemical injection and blow down rates as required. The USRO is responsible for monitoring the Simplex based fire alarm system and the initiating the facility's fire alarm procedure, which includes contacting local fire department if necessary. On weekends, holidays, evening and night (WHEN) hours, they are responsible for monitoring the status and operation of the stand-by electrical power system consisting of (1) 2 MW generator, (3) 450KW generators, (1) 275KW generators, (2) 150KW generators, (1) 125 KW generators and (1) 85 KW generator for a combined total of 4.135 MW of generating power. During off shift hours they are first responders to all calls in the hospital that include but not limited to plumbing, electrical, carpentry, patient bed, nurse call and water tower pumps and controls.Work Schedule : 7:00 am - 7:00 pm; 7:00 pm - 7:00 am; 12 hour shift work including weekend and holidays
