POSITION SUMMARY

This position will report directly to and will maintain consistent communication with the Regional Property Supervisor. Responsibilities will include site management for the assigned properties. Site manager will uphold a high standard of ethics, cleanliness, and promoting a feeling of general safety, security, positivity, and pride of ownership to the community. This position requires driving a personal vehicle on behalf of the company; therefore, the prospective employee must successfully complete a motor vehicle history check, possess and maintain a current, valid driver's license in their state of residence, and maintain insurance coverage of at least the minimum amount required by California law.

JOB REQUIREMENTS

Rent Collection

Be available to collect money orders from tenants as needed.

Always give a rent receipt for any money order collected.

Keep money orders organized in a single envelope for prompt and efficient hand off to supervisor.

Collect new resident check-in sheets for new tenants.

Take photos of apartments after tenants vacate and report all damaged items to office staff.

Show rent ready apartments to prospective tenants during designated showing scheduled times.

Respond to Leasing phone inquiries.

Responsible for reporting delinquencies, uploading all information pertaining resident in resident file in AppFolio.

Community Relations

Maintain good rapport with all community members.

Must always have a professional and ethical character. Maintain frequent and consistent communications with Altman Apartments management.

Be available to answer and return phone calls and e-mails with tenants, vendors, and supervisors.

Enforce community rules.

Monitoring video surveillance cameras where applicable.

Provides new resident orientation and education at move-in, including acquainting new residents with the community rules, how to navigate the neighborhood, and emergency procedures.

Serve notices to tenants as needed including 3-day notices and 24 hour notices.

Periodically review tenant bulletin and maintain all required notices on display at all times.

Unlock doors in the case a tenant gets locked out of their apartment.

Trouble shoot in off hour emergency situations.

Dress appropriately and presentable with clothing that fully covers and is not torn or offensive to others.

Property Operations

Inspecting community areas including entrances and patios daily.

Processing move ins/ move outs, return OPP addendum and photos of damages and any missing items to Leasing Coordinator promptly upon tenant move out.

Inspecting vacant unit/ rent ready, make sure all items are in the unit and unit is in rent ready.

Report tenants to supervisor who are not following community rules or violate the contract.

Monitor Pest Control and report service log monthly. Coordinate with pest control to make sure that all apartments get pest control service at least once every 6 months.

Facility Cleaning

Report on cleanliness of all community areas including entrances and patios.

Report on cleanliness of hallways and staircases.

Make sure community trash makes it into large waste bins in parking lot.

Keeping laundry room, storage areas, and all surrounding areas free and clear of clutter.

Report tenants to supervisor who are not following community rules of cleanliness.

Communicate to supervisor when cleaning or other supplies are needed.

Facility Maintenance

Keep keys organized and easily available at all times.

Report to Maintenance manager by inputting to AppFolio if light bulbs or light fixtures need to be changed.

Report to Maintenance manager by inputting to AppFolio if smoke detector or carbon monoxide detector is reported to be out of order or needing batteries.

Report to Maintenance manager by inputting to AppFolio any vandalism or graffiti.

Meet third party vendors and contractors as necessary to give them access to the building and answer questions.

Keep accurate and organized records of vendor visits and all property activity.

Make maintenance request forms available to tenants. When a maintenance request is received from a tenant, make sure it is input to AppFolio online portal.

Qualifications

Ability to communicate effectively with all tenants and Altman Apartments LLC associates.

Customer service positive attitude.

Must be able to work flexible hours including weekends if needed.

Ability to learn and become proficient with critical company software applications including AppFolio.

Bilingual English and Spanish.

Clean credit, criminal history, and drug test prior to acceptance.

Must submit time sheet and pest control log in a timely manner.

Expect to respond to e-mails quickly and diligently seek out information when requested from Regional Property Supervisor.

Reliable transportation required.

Compensation

Full time position at hourly rate $ $30.00 depends on experience, paid on biweekly basis.

75% Employer-sponsored health insurance is available after a 90-day probationary period.

1-week paid vacation accrual starting after 90-day probationary period.

Reimbursement for mileage based on actual mileage and State of CA reimbursement guidelines.

Bonus program available for successfully negotiated cash for keys contracts and move outs with written approval from Regional Property Supervisor.

Use of company issued laptop computer.

Use of company issued internet enabled cellular phone.

All supplies are provided by management.
