DUTIES & RESPONSIBILITIES:

The Real Estate Manager will have content expertise in the following areas and will be responsible for the following reporting and communication requirements as deemed appropriate by the Director of Real Estate:

  • Administer leases on each location/project including promptly synopsizing new leases, reviewing all billings, interpreting lease clauses, preparation of various reports from the real estate database, enforcing landlord compliance and performing tenant obligations.
  • Identify leasing prospects prior to expiration of leases to minimize business disruption and maximize cost containment.
  • Develop operating income/expense budgets and capital budgets which reflect the financial objectives for operating the property, cash flow requirements during the lease term.
  • Identify business appropriate warehouse locations in partnership with Regional VPs and Regional Senior Directors.
  • Assist in coordinating new location set up.
  • Assist directing the vendor partners to perform maintenance, marketing, landscaping, snow removal, build-out, and other property management needs.
  • Help maintain and update the real estate department database software.
  • Help maintain complete and accurate property files and records, and provide prompt, detailed and accurate general status reports on all properties assigned.
  • Engage, contract, supervise and approve invoices for goods/services required to maintain the properties in accordance with FMP processes and procedures.
  • Ensure a network of emergency services, available for 24 hour/weekend coverage, is available and documented in the real estate department database.
  • Supervise maintenance at assigned properties. Develop specifications and continually evaluate service needs and performance in all areas of maintenance and management.
  • Forecast and manage replacement of major capital expense items including HVAC system, roof systems, parking lot surfaces, etc.
  • Keep abreast of new technologies, systems and procedures related to property management.
  • Travel as needed.
  • Work with the FMP security and compliance staff to help ensure property is secure and safe for all visitors, employees, tenants, and customers.
  • Stay current on market values of lease rates and properties. Assist with Statement of Value (SOV) for property and liability insurance purposes.
  • Perform other duties as assigned.

KNOWLEDGE, SKILLS AND ABILITITES:

  • Must have good knowledge of commercial real estate including a broad understanding of finance, leasing, legal, and marketing, construction, and the tenant relations requirements of managing commercial property including local ordinance and occupancy requirements.
  • Strong leadership and interpersonal skills with the ability to lead, manage, direct and coordinate the efforts of others either directly or indirectly.
  • Knowledge of industry, market conditions, economic trends and competitive pressures with ability to create strategies and tactics for successful management of property.
  • Ability to communicate in all forums professionally.
  • Strong negotiation skills.
  • Working knowledge of ProLease database software (or its equivalent).
  • Excellent time management and project management skills with the ability to finish projects on time, within specification and budget.
  • Knowledgeable about facility management to provide an efficient and safe work environment for all visitors, employees, and customers.

MINIMUM REQUIREMENTS:

  • BA/BS degree from a four-year accredited college or university.
  • Real estate management experience - length dependent on educational and other experience.
  • An equivalent combination of education and experience

PREFERRED EXPERIENCE BEYOND MINIMUM QUALIFICATIONS:

  • Commercial property development and/or management.

WORK ENVIRONMENT:

Work is performed in a company, customer or supplier sites office buildings or warehouses. Lifting requirements of up to 25 pounds on an occasional basis may be required. Wrist and finger manipulation due to computer work, calculating, compiling and filing. Equipment used may include but is not limited to computer, typewriter, calculator, telephone, copy and fax machines. This job will require travel - sometimes on short notice.
