About the Role:
The Maintenance Lead in the apartment sector is tasked with supervising the maintenance crew and overseeing the resolution of all service requests, reporting directly to the property manager.
Key Responsibilities:
- Assign and assist in the completion of apartment service tickets and accurately log all designated work orders promptly
- Manage vacant units by preparing them for new prospects through the turnover process
- Maintain cleanliness of the property grounds by clearing debris and trash
- Deliver exceptional customer service to residents
- Handle electrical, plumbing, and appliance repairs, installations, and replacements in accordance with industry standards
This involves servicing:
- Electrical circuits, light fixtures, and switches
- Appliances like stoves, refrigerators, and washers
- Bathroom fixtures and carpentry tasks
- Windows, doors, and minor painting and drywall work
- Disposing bulk trash and clearing drains
- Thorough understanding of maintenance repair and service procedures
- Prior experience in apartment maintenance
- Demonstrated leadership and supervisory capabilities
- Preferred HVAC Certification
- Ability to lift up to 40 pounds and work at heights
- Effective written and verbal communication skills
