Corporate Director of Real Estate


Vibe Restaurants is looking to hire an experienced Corporate Director of Real Estate to join our growing team. This person will play a critical role in driving market strategy and growth for Vibe Restaurants. This individual will have the responsibility for new store expansion with site selection, site approvals, LOI & lease executions, and existing restaurant acquisition as primary duties. They will serve as the lead on real estate, representing and driving the expansion strategy externally with brokers and landlords. This position will report to the Vice President of Development.


Essential Job Functions:


· Work with the senior leadership team to formulate, maintain and execute national, regional and local real estate goals, by sourcing, vetting and approving sites sourced through Broker network or directly.

· Gain approval of new sites by preparing and effectively presenting and communicating at real estate committee and board meetings

· Analyze proforma to determine financial feasibility of potential new sites

· Develop and maintain strong business relationships with Franchisor, landlords, developers and other retailers

· Work in partnership with the real estate team on design elements for each new potential site

· Work in partnership with the construction team to develop and hit project timelines for space turnovers

· Manage and coordinate broker network

· Attend ICSC Conferences and other related real estate conferences and events

· Help to improve and create processes and documentation associated with site selection, contract negotiation and committee approvals

· An incumbent in this job is expected to work well in a collaborative team environment, and is also expected to be able to independently and effectively work both in the field (up to 60% travel required) and office


Requirements:


· Have 7 to 10 years of real estate, site selection, LOI and Lease negotiation and project management experience

· Have the ability to accurately communicate the Vibe Restaurants vision to landlords, developers and other retailers

· Must possess strong organizational skills and attention to detail

· Possess an extraordinary ability to work harmoniously with people

· Have thorough knowledge of and the ability to be committed to the culture and values of the company with a high level of ownership mentality

· Must have the ability to understand and drive metrics

· Must enjoy extensive travel
