Pre-Construction Manager

With projects ranging from $500,000 to $30,000,000, we are recognized for our expertise in Design-Build construction and commitment to delivering high-quality, innovative solutions to our clients. As we continue to expand our operations both locally and across the country, we are seeking a dynamic and experienced Pre-Construction Manager / Chief Estimator to join our team.
Responsibilities:
- Pre-Construction Management: Lead and oversee the pre-construction phase of projects, including conceptual estimating, value engineering, constructability reviews, and subcontractor/vendor prequalification.
- Estimating Leadership: Manage a team of estimators, providing guidance, mentorship, and technical expertise in all aspects of the estimating process.
- Project Cost Analysis: Conduct comprehensive cost analysis, including material and labor costs, subcontractor bids, and other project-related expenses to prepare accurate and competitive bids.
- Bid Strategy Development: Develop strategic bid plans and pricing strategies to maximize project profitability while maintaining competitiveness in the market.
- Client Relationship Management: Collaborate with clients, architects, engineers, and subcontractors to understand project requirements, address concerns, and develop value-added solutions.
- Team Building and Management: Recruit, hire, train, and mentor new estimators to support the company's growth objectives. Foster a positive and collaborative work environment within the estimating department.
- Risk Management: Identify potential risks and opportunities associated with project estimates and provide recommendations to mitigate risks and enhance project success.
- Continuous Improvement: Stay abreast of industry trends, market conditions, and best practices in estimating and pre-construction management. Implement process improvements to streamline workflows and enhance efficiency.
Qualifications:
- Bachelor's degree in Construction Management, Engineering, or related field. Master's degree or professional certifications (e.g., CPE, CCCA) preferred.
- Minimum of 7-10 years of progressive experience in construction estimating and pre-construction management, with a proven track record of successfully leading and managing complex projects.
- Extensive experience in Design-Build projects within the Commercial, Light Industrial, and Federal sectors.
- Strong analytical skills with the ability to interpret construction documents, specifications, and drawings.
- Excellent leadership and interpersonal skills, with the ability to effectively communicate and collaborate with internal teams, clients, and stakeholders.
- Proficiency in construction estimating software (e.g., Procore, Bluebeam, On-Screen Takeoff) and Microsoft Office Suite.
- Demonstrated ability to work effectively in a fast-paced environment, prioritize tasks, and meet deadlines while maintaining attention to detail.
- Knowledge of federal contracting regulations and experience working on government contracts is a plus.
