About this Job
The Pre-Construction Specialist is responsible for assisting the Pre-Construction Manager, Directors, Sr. Project Managers, and Project Managers, in preparing bid documents, permit procurement, contacting Subcontractors and Vendors, and preparing bids. Upload and download of plans and specifications and setting up bid in Red Team.
This position supports Summit General Contractors, Inc. goals, values, and philosophy by exhibiting the following behaviors: accountability, excellence, quality service, commitment. As a member of the Summit team, performance includes demonstration of the following accountabilities: communication, teamwork, and job knowledge.
Responsibilities
- Thoroughly review bid documents to determine what trades are necessary to complete the entire bid for the project. Facilitate project kick-off through Red Teams.
- Set-up project in Red Teams and send our invitations to bid to appropriate Subcontractors and Suppliers. Include any special notes needed for securing complete bid scope.
- Contact Subcontractors and Suppliers for the purpose of obtaining bids. Weekly, bi-weekly follow up via telephone, email and text if necessary.
- Input project in Red Teams and send our invitations to bid to appropriate Subcontractors and Suppliers. Include any special notes needed for securing complete bid scope.
- Manage bids thru Red Teams and make recommendations on which Subcontractors to use in bid proposal to Pre-Construction Manager.
- Follow-up with Subcontractors, Suppliers, and Vendors to ensure bids needed come in on a timely basis and provide coverage for each project.
- When necessary, field construction related questions regarding the Subcontractor bids. Develop new leads for Subcontractors, Vendors, and Suppliers.
- Upload plans to Subcontractors, Suppliers and Vendors thru Red Teams and maintain each stage of bid until bid due date.
- Download plans for Clients and upload to Red Team. Send plans to off-site links such as iSQFT, Plan Hub, Builders Exchange, etc. Develop scope sheets for each project.
- Notify Pre-Construction Manager of any exclusions and deficiencies in bid proposals that are necessary to completely execute the proposed work for the project.
- Document and file current bids thru Red Teams for future use by our Project Managers. Forward complete bid to Pre-Construction Manager for their review and approval.
- Acquire building permits for each assigned project through initial application to payment for said permits. Attend Pre-Bid meetings as necessary and assist IT Manger with his workload.
- Develop new leads for Subcontractors, Suppliers, and Vendors. Log and file old bids for future use if necessary. Field telephone calls, emails, and texts relating to project bid. Document discussions with bids and if necessary add comments into project thru Red Team.
- Attend meetings as required to update Director of Operations of current state of bidding projects.

- Bachelor's degree is preferred; previous experience in the retail construction industry; or an equivalent education or experience in job related activities is required.
