Project Manager - Industrial Renovation & Ground-Up Construction📍 Location: Long Island, NY 🏗 Industry: Construction / General Contracting 💼 Employment Type: Full-Time 💰 Compensation: $120,000 - $160,000 base + Bonus | Commensurate with experienceThe OpportunityA Long Island-based General Contractor is seeking an experienced Project Manager to oversee industrial renovation and ground-up construction projects across Long Island and the greater NYC metro area. This role requires a hands-on, detail-driven leader who can manage project schedules, budgets, subcontractors, client communication, and field coordination from preconstruction through closeout. The ideal candidate brings strong technical knowledge, confidence running complex industrial scopes, and a steady, solutions-focused approach.Key Responsibilities * Lead full project lifecycle management - planning, budgeting, procurement, scheduling, subcontractor selection, and contract administration * Oversee industrial renovation and new-build work including warehouse retrofits, distribution centers, manufacturing facilities, and site/civil packages * Manage and track project budgets, forecasts, buyout, change orders, applications for payment, and cost controls * Develop and maintain detailed CPM schedules; coordinate closely with superintendents to ensure field execution aligns with milestones * Direct subcontractor coordination meetings and resolve design conflicts, field issues, and sequencing challenges promptly * Review drawings, specifications, and submittals; lead RFI workflows and ensure technical accuracy and compliance * Interface regularly with clients, design teams, vendors, and permitting authorities to drive communication and maintain strong relationships * Enforce safety protocols in collaboration with field leadership and ensure compliance with OSHA and company standards * Oversee punchlist, commissioning, and project turnover; ensure complete and high-quality closeout documentationQualifications * 5-10+ years of project management experience with a GC, preferably on industrial, commercial, or site-intensive projects * Strong understanding of industrial construction systems including structural steel, MEPF, racking, roofing, loading docks, fire protection, and site utilities * Proven ability to manage multiple projects simultaneously while maintaining schedule and budget control * Proficiency with Procore, Bluebeam, MS Project or Primavera, and standard construction software * Ability to read and interpret construction drawings, specifications, and technical documents * Excellent communication, negotiation, and leadership skills * OSHA 30 required; PMP or advanced construction management coursework a plusWhy Join * Strong pipeline of industrial redevelopment and ground-up projects across Long Island * Competitive compensation with performance-based bonus * Full benefits including medical, dental, vision, 401(k), and PTO * Stable, growing GC with a strong reputation and long-term client relationships * Direct impact, autonomy, and opportunity for advancement into Senior PM or Project Executive rolesIf you're an organized, proactive Project Manager who thrives in industrial environments and enjoys running projects with ownership and accountability, we encourage you to apply.
