Site Manager - Superintendent

Our client is seeking a highly experienced Superintendent/Site Manager who will oversee and manage all on-site construction activities, ensuring adherence to project schedules, contract documents, and quality standards. This role is critical in coordinating between contractors, owners, architects, and project teams to facilitate smooth site operations.
Ideal Candidate:
- Experience: 8 to 15 years in construction management, specifically large multi-family projects with concrete and pre-cast experience.
- Preferred Experience: Projects such as schools, jails, libraries, and/or large multi-family projects with concrete experience.
- Skills: Proficiency in scheduling, managing RFIs, and using construction management software tools like Primavera P6, Autodesk, and EComm (preferred).
- Market Knowledge: Familiarity with the Indianapolis market is essential, along with current work experience in the region.
- Adaptability: Ability to adjust to client hours and events, reflecting flexibility and understanding of community-based project needs.
Key Responsibilities:
- Oversee daily contractor activities to ensure compliance with project timelines and contract specifications.
- Assist in developing the guideline schedule and site logistics plan.
- Maintain a clean and safe job site, conducting daily QA/QC checks and documenting daily reports.
- Develop and maintain the CPM master schedule, updating it monthly.
- Lead pre-installation meetings to ensure quality control standards are met.
- Manage RFIs and submittals, ensuring timely responses and updates.
- Coordinate with owners and contractors to minimize operational disruptions.
- Conduct weekly safety inspections, ensuring all documentation is current.
- Foster a culture of safety with a zero-injury goal.
- Document and report any accidents promptly.
- Organize and lead progress meetings, ensuring reports are distributed within two days.
- Maintain a submittal log, tracking material deliveries and aligning lead times with the schedule.
- Review shop drawings prior to installation to mitigate on-site issues.
- Develop and execute a pre-punch list to address potential issues early.
- Ensure punch list completion within 21 days, with no outstanding items at project close.
- Review and approve monthly contractor payment applications.
- Manage change orders and allowances, ensuring payments align with approved items.
- Support budget maintenance for the project and owner.
- Build and maintain positive relationships with the owner’s representatives.
- Provide timely updates on changes affecting schedule, cost, or quality.
Qualifications & Skills:
- Bachelor’s degree in Construction Management, Engineering, or a related field (preferred).
- Proven experience in construction site management or a similar role.
- Strong understanding of construction processes, scheduling, and safety regulations.
- Excellent communication and organizational skills.
- Proficient in construction management software, including Autodesk and Ecomm.
