As a Project Manager, you will lead the planning, coordination and execution of tenant improvement (TI) projects, making sure that spaces are customized to meet tenant specifications while adhering to timelines, budgets and quality standards. This role involves working closely with property owners, tenants, architects, contractors and vendors to deliver functional, aesthetically pleasing and compliant spaces. You will be responsible for managing all phases of the project, from initial design through to construction and final delivery, providing a seamless experience for all stakeholders.


The ideal candidate will have a strong background in project management, with expertise in tenant improvements for commercial properties such as office and industrial spaces. Your ability to manage multiple projects simultaneously while maintaining attention to detail and a focus on client satisfaction will be key to your success.


KEY RESPONSIBILITIES


Project Management:

  • Oversee tenant improvement projects from design through completion, reviewing all milestones are met.
  • Coordinate with tenants, landlords, architects, engineers and contractors to provide smooth project execution.
  • Develop and manage project timelines, budgets and schedules.
  • Confirm that all tenant improvements comply with local building codes, safety regulations and lease agreements.
  • Excellent grasp of the management of multiple responsibilities in a fast-paced environment, planning, cost control, estimating and collection abilities.


Client + Stakeholder Communication:

  • Act as the primary point of contact for tenants during the improvement process, making sure their needs are understood and addressed.
  • Carefully listen to clients and visualize the desired outcome and then communicate the client’s expectations to the project participants if needed.
  • Maintain clear communication with property management teams, contractors and design professionals.
  • Provide regular updates to stakeholders on project progress, timelines and any issues that may arise.


Budgeting + Cost Control:

  • Prepare and manage project budgets, including estimates for labor, materials and additional costs.
  • Negotiate contracts and pricing with vendors and contractors.
  • Track project expenses and confirm that the project stays within budget.


Design + Planning:

  • Produce construction drawings and plans for accuracy and adherence to specifications.
  • Oversee the design, making sure it is functional, aesthetically pleasing and meets the tenant's operational needs.


Construction Oversight:

  • Conduct site visits to monitor progress, confirming quality standards are met.
  • Address and resolve onsite issues or delays promptly.
  • Conduct final inspections and review punch list items are completed before tenant move-in.


Compliance + Safety:

  • Make sure all work complies with local zoning and building regulations, as well as safety standards.
  • Secure necessary permits and approvals prior to the start of construction.
  • Confirm that all contractors adhere to safety protocols and site safety requirements.


QUALIFICATIONS

  • Bachelor's degree in Architecture, Interior Design or related field preferred.
  • 4-6 years of experience in project management or tenant improvement construction.
  • Strong understanding of construction processes, building codes and design standards.
  • Excellent communication and organizational skills.
  • Proficient in CAD and Revit.
  • Strong understanding of BOMA standards
  • Proficient in project management software, budgeting tools and Microsoft Office Suite.
  • Ability to manage multiple projects simultaneously and meet deadlines.
  • Strong problem-solving, negotiation, interpersonal skills and the ability to work


PREFERRED

  • Experience with commercial real estate or office space construction.
  • Knowledge of sustainable building practices and LEED certification processes.
  • NICDQ, AP and LEED certifications are a plus.
